AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
GEORGETOWN, TEXAS, DESIGNATING REINVESTMENT ZONE NO.
2024-01; PROVIDING ELIGIBILITY OF THE ZONE FOR COMMERCIAL -
INDUSTRIAL TAX ABATEMENT; CONTAINING FINDINGS THAT THE
AREA QUALIFIES TO BE DESIGNATED AS A REINVESTMENT ZONE
AND THE IMPROVEMENTS SOUGHT ARE FEASIBLE AND
PRACTICABLE AND OF BENEFIT TO THE LAND AND THE CITY;
PROVIDING A REPEALING CLAUSE; PROVIDING A SEVERABILITY
CLAUSE; AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, the City Council of the City of Georgetown, Texas, has caused notice to be
published in a newspaper having general circulation in the City and has delivered such notice to the
presiding officer of the governing body of each taxing unit that includes in its boundaries real property
described herein that is to be included in the proposed reinvestment zone described herein; and
WHEREAS, the City Council of the City of Georgetown, Texas, has conducted a public
hearing on the designation of the area described herein as a reinvestment zone on July 23, 2024, at 6
p.m. in the City Council Chambers at which interested parties were allowed to speak and present
evidence for or against the designation of the reinvestment zone;
NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF GEORGETOWN, TEXAS, THAT:
Section 1. The City Council of the City of Georgetown, Texas, finds that the area described
herein will, if designated as a reinvestment zone, be reasonably likely to contribute to the retention or
expansion of primary employment, or to attract major investment in the zone that will be of benefit
to the property and contribute to the economic development of the City. The City Council further
finds that the improvements sought are feasible and practicable and would be of benefit to the land to
be included in the zone and to the City after the expiration of a tax abatement agreement.
Section 2. Pursuant to the provisions of Section 312.201 of the Texas Tax Code, the property
described in Exhibit "A" attached hereto and made a part hereof for all purposes is hereby designated
as a reinvestment zone and for identification is assigned the name "Reinvestment Zone No. 2024-01."
Section 3. The property within Reinvestment Zone No. 2024-01 is eligible for commercial -
industrial tax abatement effective on January 1, 2024.
Section 4. All provisions of the ordinances of the City of Georgetown, in conflict with the
provisions of this Ordinance be, and the same are hereby, repealed, and all other provisions of the
ordinances of the City of Georgetown not in conflict with the provisions of this Ordinance shall
remain in full force and effect.
Section 5. Should any sentence, paragraph, subdivision, clause, phrase, or section of this
Ordinance be adjudged or held to be unconstitutional, illegal, or invalid, the same shall not affect

the validity of this Ordinance as a whole or a part or provision thereof other than the part thereof
decided to be unconstitutional, illegal, or invalid.
Section 6. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This Ordinance shall become effective and be in full force and effect in accordance with
the provisions of the City Charter of the City of Georgetown.

Reinvestment Zone Location
BEING A 10.000 acre tract of land, located in the Francis A. Hudson Survey, Abstract No. 295, and the James S. Patterson
Survey, Abstract No. 502, Williamson County, Texas. said 10.000 acre tract, being a portion of the remainder of that called
70.08 acre tract of land recorded in Document No. 2021066473, Official Public Records. Williamson County. Texas: Said
10.000 acre tract being more particularly described by metes and bounds as follows:
BEGINNING at a 1/2" iron rod located in the southeast right-of-way line of Commerce Boulevard, as shown on the plat of
record in Document No. 2022028845, Official Public Records, Williamson County, Texas, being the northwest corner of
the remainder of said 70.08 acre tract, being in a northeast line of Lot 5, Block A, of Park Central One, Section Il,
according to the plat of record in Cabinet O, Slide 246-248, Plat Records, Williamson County, Texas, said point being the
northwest corner of the herein described tract of land;
THENCE, with the southeast right-of-way line of Commerce Boulevard, a northwest line of the remainder of said 70.08
acre tract, N 68' 26' 36" E, a distance of 421.88' (Record per Doc. No. 2022028845: N 68' 26' 36" E, a distance of
754.72% to a 1/2" iron rod with a blue "Quick Inc RPLS 6447" plastic cap set in the southeast right-of-way line of
Commerce Boulevard, a northwest line of the remainder of said 70.08 acre tract, said point being the northeast corner of
the herein described tract of land which bears S 68' 26' 36" W, a distance of 332.84' from a 1/2" iron rod located at an
angle point of Commerce Boulevard and an angle point of the remainder of said 70.08 acre tract;
THENCE, departing the southeast right-of-way line of Commerce Boulevard, across the remainder of said 70.08 acre tract,
the following three (3) courses and distances:
S 20' 18' 38" E, a distance of 961.72', to a 1/2" iron rod with a blue "Quick Inc RPLS 6447" plastic cap set for the
southeast corner of the herein described tract of land;
S 69° 41' 22" W, A distance of 485.50', to a 1/2" iron rod with a blue "Quick Inc RPLS 6447" plastic cap set for the
southwest corner of the herein described tract of land:
N 200 22' 36" W, A distance of 515.97', to a 1/2" iron rod with a blue "Quick Inc RPLS 6447" plastic cap set in a northwest
line of the remainder of said 70.08 acre tract, a southeast line of Lot 1, of Park Central One, Section III, according to the
plat of record in Cabinet W, Slide 1, Plat Records, Williamson County, Texas, said point being an exterior corner of the
herein described tract of land which bears N 68' 26' 32" E, a distance of 137.73' from a 1/2" iron pipe located for an
exterior comer of the remainder of said 70.08 acre tract;
THENCE, with the northwest and southwest lines of the remainder of said 70.08 acre tract, the southeast and northeast
lines of said Lot 1, the northeast line of said Lot 5, Block A, the following two (2) courses and distances:
N 68' 26' 32" E, a distance of 69.74' (Record: N 68' 25' 32" E, a distance of 207.61'), to a 1/2" iron rod located for an
interior comer of the herein described tract of land:
N 21 ° 01' 21" W, a distance of 435.09' (Record: N 21 ° 02' 01" W), to the POINT OF BEGINNING containing 10.000 acres
of land.
