An Ordinance of the City Council of the City of Georgetown, Texas,
amending part of the Official Zoning Map to rezone 6.755-acre tract of land
out of the William Addison Survey, Abstract 21, generally located at 4301
Southwestern Blvd, from the Agriculture (AG) zoning to Local Commercial
(C-1); repealing conflicting ordinances and resolutions; including a
severability clause; and establishing an effective date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 121h day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property"):
6.755-acre tract of land out of the William Addison Survey, Abstract 21, generally
located at 4301 Southwestern Blvd, as recorded in Document Number 2017086886 of
the Official Public Records of Williamson County, Texas, hereinafter referred to as
"The Property"; and
Whereas, public notice of such hearing was accomplished in accordance with State Law
and the City's Unified Development Code through newspaper publication, signs posted on the
Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on October 19, 2021, held
the required public hearing and submitted a recommendation of approval to the City Council
for the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on November 9, 2021 held an additional public
hearing prior to taking action on the requested rezoning of the Property.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive
Plan and further finds that the enactment of this Ordinance is not inconsistent or in conflict with
any other policies or provisions of the 2030 Comprehensive Plan and the City's Unified
Development Code.
Section 2. The Official Zoning Map, as well as the Zoning District classification for the
Property is hereby amended from the Agricultural (AG) zoning district to Local Commercial (C-
1), in accordance with the attached Exhibit A (Location Map) and Exhibit B (Legal Description)
and incorporated herein by reference.

Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in
conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This ordinance shall become effective in accordance with the provisions of state law
and the City Charter of the City of Georgetown.

A 6.755 ACRE TRACT OF LAND, OUT OF THE WILLIAM ADDISON SURVEY, ABSTRACT 21, WILLIAMSON COUNTY, TEXAS
AND BEING A PORTION OF THE REMAINING OF A CALLED 124.91 ACRE TRACT DESCRIBED IN WARRANTY DEED WITH
VENDOR'S LIEN TO MARVIN G. PATTERSON AND WIFE, BARBARA KAY PATTERSON RECORDED IN VOLUME 510, PAGE
557 OF THE DEED RECORDS OF WILLIAMSON COUNTY, TEXAS (D.R.W.C.T.) SAID 6.755 ACRE TRACT BEING MORE
PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
BEGINNING at iron rod found with plastic cap stamped "STEGER BIZZELL" for an angle point in the west line of the
remainder of said 124.91 acre tract, the southwest corner of a called 21.734 acre tract described in deed to Georgetown
Independent School District recorded in Document Number 2017086886 of the O.P.R.W.C.T. and on the existing east
right-of-way line of County Road 110 (CR 110), also called Roclu•idge Lane (right-of-way varies);
THENCE North 68134'42" East 402.55 feet with the west line of said Remainder of 124.91 acre tract and the south
line of said 21.734 acre tract to a set 1/2" iron rod with a red plastic cap stamped "MATKINHOOVER ENG.& SURVEY"
for the northeast corner of the herein described;
THENCE South 21124126" East 740.09 feet through said 124.91 acre tract to a set 1/2" iron rod with a red plastic cap
stamped "MATICINHOOVER ENG.& SURVEY" on the south line of said 124.91 acre tract and existing north right-of-
way line of CR 110;
THENCE South 67125'20" West 202.41 feet with the south line of said 124.91 acre tract and the existing north right-
of-way line of CR 110 to a 3/8-inch iron rod found;
THENCE South 78135100" West 144.05 feet with the south line of said 124.91 acre tract and the existing north right-
of-way line of CR 110 to a 3/8-inch iron rod found;
THENCE North 70109'27" West 41.92 feet with the south line of said 124.91 acre tract and the existing north right-of-
way line of CR 110 to a set 1/2" iron rod with a red plastic cap stamped "MATKINHOOVER ENG.& SURVEY" for the
southwest corner of said 124.91 acre tract, the intersection of the existing north right-of-way of CR 110 with the existing
east right-of-way line of CR 110 and the southwest corner of the herein described;
THENCE North 43051'21" West 73.26 feet with the west line of said 124.91 acre tract and the existing east right-of-
way line of CR 110 to a 3/8-inch iron rod found;
THENCE North 21018'00" West 623.79 feet with the west line of said 124.91 acre tract and the existing east right-of-
way line of CR 110 to the to the POINT OF BEGINNING and containing 6.755 acres of land situated in Williamson
County, Texas.
