A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
GEORGETOWN, TEXAS AUTHORIZING ACCEPTANCE OF A
0.0286-ACRE TRACT OF LAND OUT OF THE WILLIAM
ROBERTS SURVEY, ABSTRACT 524, FROM GREEN
BUILDERS, INC., FOR INCLUSION IN THE ROSEDALE
BOULEVARD RIGHT-OF-WAY.
WHEREAS, Green Builders, Inc., as successor by merger to Wilson Family
Communities, Inc., ("Green Builders") owns a 0.286-acre tract of land on Rosedale
Boulevard in the William Roberts Survey, Abstract 524, as described by metes and bounds
and as depicted in Exhibit A attached hereto (the "Property"); and
WHEREAS, Green Builders wishes to donate the Property to the City for inclusion
in the Rosedale Boulevard right-of-way by a warranty deed substantially similar to that
document attached hereto as Exhibit B; and
WHEREAS, the City of Georgetown finds it to be in the best interest of the public
to accept the Property into the right-of-way of Rosedale Boulevard in order to be
maintained by the Georgetown Village Public Improvement District as part of the adjacent
right-of-way.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF
THE CITY OF GEORGETOWN, TEXAS, THAT:
SECTION 1. The facts and recitations contained in the preamble of this resolution
are hereby found and declared to be true and correct and are incorporated by reference
herein and expressly made a part hereof, as if copied verbatim.
SECTION 2. Upon satisfaction of any outstanding title matters and the Property
passing an inspection by City staff, the City Manager is hereby authorized to any
document(s) necessary to complete the conveyance of the Property described herein to the
City.
SECTION 3. The Mayor is hereby authorized to sign this Resolution and the City
Secretary to attest. This Resolution shall be effective immediately upon adoption and
execution by the Mayor.

FIELDNOTE DESCRIPTION, of a 0.0286 acre tract of land out of the William Roberts
Survey, Abstract No. 524, Williamson County, Texas, being a portion of the remainder of that
129.527 acre tract conveyed to Wilson Family Communities, Inc. by deed recorded in Document
No. 2008045286 of the Official Public Records of Williamson County, Texas; the said 0.0286
acre tract, being all of Lot 18, Block R, Georgetown Village, Section Nine, Phase 10, a
subdivision recorded in Document No. 2016019432 of the said Official Public Records, is more
particularly described by metes and bounds as follows:
BEGINNING at a'/z" iron rod, without cap, found for the northeast corner of said Lot 18,
Block R, same being the northwest corner of Lot 2, Block "R", Georgetown Village, Section
Nine, Phase 10, subdivision and a point on the southerly line of that 2.568 acre tract, described as
Tract 2, conveyed to the City of Georgetown by deed recorded in Document No. 2021011428 of
the said Official Public Records and being a northeast remainder corner of that 129.527 acre tract
conveyed to Wilson Family Communities, Inc. by deed recorded in Document No. 2008045286
of the said Official Public Records;
THENCE, leaving the south line of the said 2.568 acre tract, with the common line
between Lot 18, Lot 1 and Lot 2, Block R, of said Georgetown Village, Section Nine, Phase 10
subdivision, same being an easterly remainder line of the said 129.527 acre tract, with a non -
tangent curve to the right having a central angle of 03°06'37", a radius of 2509.62 feet, a chord
distance of 136.21 feet (chord bears S22°51'40"W), for an arc distance of 136.23 feet to a
calculated point for the most southerly corner of the herein described tract, same being the
common south corner of Lot I and Lot 18, Block R and a point on the curving north right-of-way
line of Arrowwood Drive (50.00' right-of-way), from which a fence corner post found bears
N61 °46'02"E, 0.53 feet;
THENCE, leaving the westerly line of said Lot 1, Block R, along the common south line
of said Lot 18, Block R and north right-of-way line of Arrowwood Drive, being the southerly
remainder of the said 129.527 acre tract, with a non -tangent curve to the right having a central
angle of 68049'46", a radius of 15.00 feet, a chord distance of 10°19'23"W), for an arc distance
of 18.02 feet to a PK Nail, with shiner marked "HALFF", found for the point of reverse curvature
of a curve to the left, being on the easterly right-of-way line of Rosedale Boulevard (60.00'
R.O.W.) as both dedicated in the aforesaid Georgetown Village, Section Nine, Phase 10,
subdivision;

THENCE, leaving the north line of said Arrowwood Drive, with the common westerly
line of said Lot 18, Block R, being the easterly right-of-way line of Rosedale Boulevard, same
being the westerly remainder line of the 129.527 acre tract, with the said curve to the left having
a central angle of 02°40'35", a radius of 2500.00 feet, a chord distance of 116.76 feet (chord
bears N22°45'31"E), for an arc distance of 116.78 feet to a''/2" iron rod, with plastic cap marked
"Capital Surveying Company, Inc.", found for the northwest corner of the herein described tract,
same being the northwest comer of said Lot 18, Block R and the southwest corner of the 2.568
acre tract;
THENCE, N83052'58"E, leaving easterly right-of-way line of said Rosedale Boulevard,
with the common north line of said Lot 18, Block R, and south line of the 2.568 acre tract, same
being the northerly remainder line of the said 129.527 acre tract, for a distance of 10.85 feet to
the POINT OF BEGINNING, CONTAINING within these metes and bounds 0.0286 acre of land
area.
Basis of Bearing is the Texas State Plane Coordinate System, Central Zone, NAD83
I, Gregory A. Way, a Registered Professional Land Surveyor, do hereby certify that the
above description is true and correct to the best of my knowledge and that the property described
herein was determined by a survey made on the ground under my direction and supervision.

covenants, leases, rights -of -way, conditions, restrictions, outstanding mineral interests and
royalty interests, if any, relating to the Property, to the extent, and only to the extent, that
the same may still be in force and effect, and either shown of record in the office of the
County Clerk of Williamson County, Texas.
Grantor, for the consideration and subject to the Reservations From and Exceptions
to Conveyance and Warranty, GRANTS, SELLS, and CONVEYS to Grantee the Property,
together with all and singular the rights and appurtenances thereto in any way belonging,
to have and hold it to Grantee and Grantee's heirs, successors and assigns forever. Grantor
