An Ordinance of the City Council of the City of Georgetown, Texas,
amending part of the Official Zoning Map to rezone 12.355 acres out of the
David Wright Survey, Abstract No. 13, generally located at 5001 Airport
Road, from the Planned Unit Development (PUD) zoning district with a base
district of Local Commercial (C-1) to the Industrial (IN) zoning district,
repealing conflicting ordinances and resolutions; including a severability
clause; and establishing an effective date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 12th day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property"):
12.355 acres out of the David Wright Survey, Abstract No.13, generally located at 5001
Airport Road, as described in Exhibit B, hereinafter referred to as "The Property'; and
Whereas, public notice of such hearing was accomplished in accordance with State Law
and the City's Unified Development Code through newspaper publication, signs posted on the
Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on June 1, 2021, held the
required public hearing and submitted a recommendation of approval to the City Council for
the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on June 22, 2021, held an additional public
hearing prior to taking action on the requested rezoning of the Property.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive
Plan and further finds that the enactment of this Ordinance is not inconsistent or in conflict with
any other policies or provisions of the 2030 Comprehensive Plan and the City's Unified
Development Code.
Section 2. The Official Zoning Map, as well as the Zoning District classification(s) for the
Property is hereby amended from the Planned Unit Development (PUD) zoning district with a
base district of Local Commercial (C-1) to the Industrial (IN) district, in accordance with the
attached Exhibit A (Location Map) and Exhibit B (Legal Description) and incorporated herein
by reference.

Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in
conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This ordinance shall become effective in accordance with the provisions of state law
and the City Charter of the City of Georgetown.

DESCRIPTION, of a 12.355 acre tract of land situated in the David Wright Survey, Abstract No.
13, Williamson County, Texas; said tract being part of that certain tract of land described in Special
Warranty Deed to Motion Investment Properties, LLC recorded in Document No. 2020058177 in
the Official Public Records of Williamson County, Texas; said 12.355 acre tract being more
particularly described as follows:
COMMENCING, at a 1/2-inch iron rod with "RPLS 4882" cap found in the southeast right-of-way
of Airport Road (a variable width right-of-way); said point being the northwest corner of said Motion
Investment Properties tract and in a northwest line of that certain tract of land described in Special
Warranty Deed to Three Forks Partnership, LTD. recorded in Document No. 2005003918 of said
Official Public Records;
THENCE, North 85 degrees, 51 minutes, 49 seconds East, departing the said southeast line of
Airport Road, the northwest line of said Three Fork Partnership tract and along the north line of
said Motion Investment Properties tract, a distance of 809.35 feet to a 1/2-inch iron rod with
"STEGER BIZZELL" cap found for the POINT OF BEGINNING;
THENCE, North 85 degrees, 51 minutes, 49 seconds East, continuing along the north line of said
Motion Investment Properties tract, a distance of 938.44 feet to a 1/2-inch iron rod with "QUICK
INC RPLS 6447" cap found for the northeast corner of said Motion Investment Properties tract;
THENCE, South 22 degrees, 45 minutes, 17 seconds East, along the northeast line of said Motion
Investment Properties tract, a distance of 447.69 feet to a wood post found for the southeast
corner of said Motion Investment Properties tract; said point being the northeast corner of that
certain tract of land described as "Tract 1" and the northwest corner of that certain tract of land
described as "Tract 2" in General Warranty Deed with Vendor's Lien to Motion Investment
Properties, LLC recorded in Document No. 2019046625 of said Official Public Records;
THENCE, South 61 degrees, 46 minutes, 50 seconds West, along the southeast line of said
Motion Investment Properties tract and the northwest line of said "Tract 1 ", at a distance of 565.06
feet passing the northwest corner of said "Tract 1" and the northeast corner of that certain tract of
land described in Special Warranty Deed to Schunk XYCARB Technology recorded in Document
No. 2020139413 of said Official Public Records, continuing in all a total distance of 809.47 feet to
a point for corner;
THENCE, South 62 degrees, 20 minutes, 14 seconds West, continuing along the said southeast
line of the Motion Investment Properties tract and the said northwest line of the Schunk XYCARB
tract, a distance of 9.07 feet to a point for corner; from said point a 1/2-inch iron rod with "STEGER
BIZZELL" cap found bears, North 27 degrees, 54 minutes West, a distance of 0.5 feet;
THENCE, North 27 degrees, 54 minutes, 51 seconds West, departing the said southeast line of
the Motion Investment Properties tract and the said northwest line of the Schunk XYCARB tract,
