An Ordinance of the City Council of the City of Georgetown, Texas,
amending part of the Official Zoning Map to rezone 92.612 acres out of W.
Stubblefield Survey Abstract Number 556, generally located at 4250
University Avenue, from Agriculture (AG) zoning district to Residential
Single -Family (RS) zoning district; repealing conflicting ordinances and
resolutions; including a severability clause; and establishing an effective
date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 121h day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property"):
92.612 acres out of W. Stubblefield Survey Abstract Number 556, generally located at
4250 University Avenue, as recorded in Document Number 2000080770 and
2012021516 of the Official Public Records of Williamson County, Texas, hereinafter
referred to as "The Property"; and
Whereas, public notice of such hearing was accomplished in accordance with State Law
and the City's Unified Development Code through newspaper publication, signs posted on the
Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on January 19,2021, held
the required public hearing and submitted a recommendation of approval to the City Council
for the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on February 9, 2021 held an additional public
hearing prior to taking action on the requested rezoning of the Property.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive
Plan and further finds that the enactment of this Ordinance is not inconsistent or in conflict with
any other policies or provisions of the 2030 Comprehensive Plan and the City's Unified
Development Code.
Section 2. The Official Zoning Map, as well as the Zoning District classification(s) for the
Property is hereby amended from the from Agriculture (AG) zoning district to Residential
Single -Family (RS) zoning district, in accordance with the attached Exhibit A (Location Map)
and Exhibit B (Legal Description) and incorporated herein by reference.

Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in
conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This ordinance shall become effective in accordance with the provisions of state law
and the City Charter of the City of Georgetown.

FIELD NOTES FOR 92.612 ACRES
Being a tract containing 92.612 acres of land located in the W. Stubblefield Survey, Abstract Number 556
in Williamson County, Texas. Said 92.612 acre tract being comprised of the remainder portion of a called
115 acre tract of land recorded in the names of Gary D. Raum and Glenda Kay Raum Gattis (save & except
a 6.9 acre tract of land recorded Volume 347, Page 533, Williamson County Deed Records (W.C.D.R.)) in
Document Number 2000080770, Official Public Records of Williamson County, Texas (O.P.R.W.C.) and
the reminder portion of a called 39.805 acre tract of land recorded in the name of Glenda Kay Raum Gattis
in Document Number 2012021516, O.P.R.W.C. Said 92.612 acres being more particularly described by
metes and bounds as follows (bearings are referenced to the Texas Coordinate System, N,4D 1983, Central
Zone);
Beginning at a 5/8-inch iron rod set with cap stamped "GBI Partners" for the northeasterly corner of said
115 acre remainder tract, said iron rod being on the southerly Right -of -Way (R.O.W.) line of U.S. 29 (width
varies);
Thence, with the easterly line of said 115 acre remainder tract, South 21 degrees 31 minutes 55 seconds
East, passing at a distance of 74.16 feet a capped iron rod found stamped "RPLS #5784 for the northwesterly
corner of the remainder portion of a called 136.16 acre tract of land recorded in the name of Georgetown
Independent School District in Document Number 2006055813, O.P.R.W.C., from which, a 3/8" iron rod
found for the northeasterly corner of said 136.13 acre remainder tract bears North 87 degrees 00 minutes
35 seconds East, a distance of 2,009.49 feet, continuing with the easterly line of said 115 acre remainder
tract, passing at a distance of 2,147.44 feet a capped iron rod stamped "RPLS #5928" for the southeasterly
corner of said 115 acre remainder tract, said iron rod being the northeasterly corner of said 39.805 acre
remainder tract, passing at a distance of 2,989.76 feet a capped iron rod found stamped "RPLS #5784" for
the southwesterly corner of said 136.16 acre remainder tract, said iron rod being the northwesterly corner
of a called 11.57 acre tract of land recorded in the name of Samuel Wayne Gattis in Document Number
2019078841, O.P.R.W.C., in all, a total distance of 3,692.06 feet to a capped iron rod found stamped "RPLS
#5729" for the southeasterly corner of said 39.805 acre remainder tract, said iron rod being the northeasterly
corner of a called 10.00 acre tract of land recorded in the name of Amir Zbeda in Document Number
2013036693, O.P.R.W.C.;
Thence, with the southerly line of said 39.805 acre remainder tract and the northerly line of said 10.00 acre
tract, the following two (2) courses and distances;
1. South 68 degrees 49 minutes 30 seconds West, a distance of 306.88 feet to a fence post;
2. South 65 degrees 17 minutes 54 seconds West, a distance of 645.66 feet to a point in the center of
the Makin's Branch, said point being on the northeasterly line of a called 123.2 acre tract of land
recorded in the names of Cody and Cindy Flores and Cayla Lattimore according to Williamson
County District (W.C.A.D.) Taxation Map;
Thence, with the approximate centerline of said Makin's Branch and the northeasterly line of said 123.2
acre tract, the following five (5) courses and distances;
1. North 57 degrees 24 minutes 23 seconds West, a distance of 45.65 feet;

4. North 48 degrees 28 minutes 12 seconds West, a distance of 45.48 feet;
5. North 73 degrees 06 minutes 38 seconds West, a distance of 20.21 feet to the most westerly
southwest corner of said 39.805 acre remainder tract, also being an angle point on the easterly line
of said 190 acre tract;
Thence, with the westerly line of said 39.805 acre remainder tract and said 115 acre remainder tract and
the easterly line of said 190 acre tract, North 21 degrees 15 minutes 22 seconds West, a distance of 3,587.28
feet to a 5/8-inch iron rod set with cap stamped "GBI Partners";
Thence, through and across said 115 acre reminder tract the following two (2) courses and distances;
1. North 68 degrees 44 minutes 38 seconds East, a distance of 302.88 feet to a 5/8-inch iron rod set
with cap stamped "GBI Partners";
2. North 21 degrees 18 minutes 40 seconds West, a distance of 217.98 feet to a 5/8-inch iron rod set
with cap stamped "GBI Partners" on the northerly line of said 115 acre remainder tract, said iron
rod being on the southerly R.O.W. line of aforesaid U.S. 29;
Thence, with the northerly line of said 115 acre remainder tract and the southerly R.O.W. line of said U.S.
29 the following two (2) courses and distances;
1. 139.19 feet along the arc of a curve to the right, said curve having a central angle of 02 degrees 34
minutes 49 seconds, a radius of 3,090.69 feet and a chord which bears North 80 degrees 01 minutes
27 seconds East, a distance of 139.18 to a 1/2-inch iron rod found;
2. North 86 degrees 56 minutes 48 seconds East, a distance of 649.29 feet to the Point of Beginning
and containing 92.612 acres of land.
