A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
GEORGETOWN, TEXAS, AUTHORIZING ACCEPTANCE OF AN
APPROXIMATELY 0.050 ACRE TRACT OF LAND SITUATED IN THE
ORVILLE PERRY SURVEY, ABSTRACT NO. 10, WILLIAMSON
COUNTY, TEXAS, FROM H4WR PHASE 3, LLC.
WHEREAS, H4WR Phase 3, LLC, a Texas limited liability company (Hillwood),
owns a 0.050 acre tract of land, described in Exhibit "A" (the "Property"), attached
hereto and incorporated herein, said tract to be part of the future Wolf Ranch
West, Section 3, Phase 1 Subdivision, as described in the attached Exhibit "A"; and,
WHEREAS, Hillwood wishes to grant the Property to the City of Georgetown by
a Special Warranty Deed substantially similar to that document attached hereto as
Exhibit "B", for the purposes of ensuring the City's existing property, as described
in Document No. 2016113825 ("City Lot"), will continue to have roadway access
upon recordation of the proposed Wolf Ranch West, Section 3, Phase 1 Subdivision;
and,
WHEREAS, as a condition of acceptance of the Property both the Property
and City Lot are to be withdrawn from the burden of the Declaration of
Covenants, Conditions and Restrictions for OWNER'S ASSOCIATION OF
WOLF RANCH RESIDENTIAL COMMUNITY on recorded November 23, 2015 as
Document No. 2015102163 prior to recordation of the Special Warranty Deed
conveying title of the Property to the City; and,
WHEREAS, it is hereby declared that the City of Georgetown finds it to be in the
best interest of the public to accept the Property, totaling approximately 0.050 acres of
land, in order to provide for the continued access to and maintenance of the City Lot,
and all improvements thereon.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF GEORGETOWN, TEXAS:
SECTION 1. The facts and recitations contained in the preamble of this resolution
are hereby found and declared to be true and correct, and are incorporated by reference
herein and expressly made a part hereof, as if copied verbatim. The City Council further

finds that the adoption of this resolution is not inconsistent or in conflict with any other
2030 Comprehensive Plan Policies.
SECTION 2. The Mayor is hereby authorized to execute this resolution, and any
other documents necessary to complete the conveyance of the Property, and the City
Secretary is authorized to attest thereto on behalf of the City of Georgetown.
SECTION 3. This resolution shall be effective immediately upon adoption.

SITUATED IN THE ORVILLE PERRY SURVEY, ABSTRACT NO. 10, WILLIAMSON
COUNTY, TEXAS, SAID 0.050 ACRE OF LAND, BEING MORE FULLY DESCRIBED AS
FOLLOWS, WITH BEARINGS BASED ON THE TEXAS COORDINATE SYSTEM
ESTABLISHED FOR THE CENTRAL ZONE FROM THE NORTH AMERICAN DATUM OF
1983 NAD 83 (NA2011) EPOCH 2O10.00;
BEGINNING at a found 11/2" iron rod with cap stamped "Pape -Dawson" found on a point being
the southeast corner of a called 0.147-acre tract of land in deed to the City of Georgetown,
recorded in Document No. 2016113825 of said Official public Records, same being an interior
angle point of said 118.457-acre tract, for the southwesterly corner and POINT OF
BEGINNING hereof,
THENCE with the easterly boundary line of said 0.147-acre tract, same being a easterly interior
boundary line of said 118.457-acre tract, the following two (2) courses and distances:
1. N 36°25'36" E for 24.69 feet to a found 1/2" iron rod with cap stamped "Pape -Dawson"
found, for an angle point hereof, and
2. N 27°20'08" E for 56.27 feet to a found'/2" iron rod with cap stamped "Pape -Dawson"
found, for the northeasterly corner of said 0.147-acre tract, for the northwesterly corner
hereof;
THENCE departing the easterly boundary line of said 0.147-acre tract, through the interior of

WARRANTY:
This conveyance is made, delivered and accepted subject to any and all easements,
covenants, leases, rights -of -way, conditions, restrictions, outstanding mineral interests and
royalty interests, if any, relating to the Property, to the extent, and only to the extent, that
the same may still be in force and effect, and shown of record in the office of the County
Clerk of Williamson County, Texas.
Grantor, for the consideration and subject to the Reservations From and Exceptions
to Conveyance and Warranty, GRANTS, SELLS, and CONVEYS to Grantee the Property,
together with all and singular the rights and appurtenances thereto in any way belonging,
to have and hold it to Grantee and Grantee's heirs, successors and assigns forever. Grantor
binds Grantor and Grantor's heirs, successors and assigns to warrant and forever defend all
and singular the Property to Grantee and Grantee's heirs, successors, and assigns against
