An Ordinance of the City Council of the City of Georgetown, Texas,
amending part of the Official Zoning Map to rezone 24.00 acres out of the
Antonio Flores Addition Survey, Abstract No. 235, generally located at 2601
N Austin Ave, from Local Commercial(C-1) to High Density Multi -Family
(MF-2) zoning district; repealing conflicting ordinances and resolutions;
including a severability clause; and establishing an effective date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 121" day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property"):
24.00 acres out of the Antonio Flores Addition Survey, Abstract No. 235, generally
located at 2601 N. Austin Ave, as recorded in Document Number 2009043467 of the
Official Public Records of Williamson County, Texas, hereinafter referred to as "The
Property'; and
Whereas, public notice of such hearing was accomplished in accordance with State Law
and the City's Unified Development Code through newspaper publication, signs posted on the
Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on February 4, 2020, held
the required public hearing and submitted a recommendation of approval to the City Council
for the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on February 25, 2020, held an additional
public hearing prior to taking action on the requested rezoning of the Property.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive
Plan and further finds that the enactment of this Ordinance is not inconsistent or in conflict with
any other policies or provisions of the 2030 Comprehensive Plan and the City's Unified
Development Code.
Section 2. The Official Zoning Map, as well as the Zoning District classification(s) for the
Property is hereby amended from the Local Commercial (C-1) to the High -Density Multi -
Family (MF-2), in accordance with the attached Exhibit A (Location Map) and Exhibit B (Legal
Description) and incorporated herein by reference.

Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in
conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This ordinance shall become effective in accordance with the provisions of state law
and the City Charter of the City of Georgetown.

TRUSTEE FOR THE PEGGY BUSCH IIERTTAGE TRUST, THE SUSAN GOETHE

BEGINNING at a 1/2-inch iron rod found in the northerly margin of Stadium Drive (County Road
151), a public right-of-way -- no record found), same being the southwest corner of that certain
29.476 acre tract described as Tract I in a Warranty Deed to Pence Investments, Ltd. (80% interest)
and Joseph Hoover/CTX, LLC (20% interest), of record in Document No. 2015085305,
O.P.R.W.C,T., for the southeasterly corner of the tract described herein;
THENCE, with the southerly line of the tract described herein, with the northerly margin of the
right-of-way line of Stadium Drive, the following seven (7) courses and distances:
I . South 68'26'07" West, a distance of 872.97 feet to a cedar fence post found;
2. South 74°25'36" West, a distance of 15.65 feet to 12" Elm tree found;
3. South 78°5I' 10" West, a distance of 21.33 feet to a metal post found;
4. South 66°05'03" West, a distance of 109.23 feet to a cedar fence post found;
5. South 68°25'26" West, a distance of 23.14 feet to a cedar fence post found;
6. South 68°49'05" West, a distance of 43.46 feet to a cedar fence post found; and
7. South 69°02'58" West, a distance of 318.08 feet to a 1/2-inch iron rod found in the easterly
right-of-way line of N. Austin Boulevard (Loop 418), same also being the old U.S.

THENCE, with the westerly line of the tract described herein, with the easterly right-of-way line

O.P.R.W.C.T. bears, North 1701' 17" East, a distance of 158,28 feet;
THENCE, with the northerly line of the tract described herein, over and across said 24.74 acre
tract, the following two (2) courses and distances:
1. South 72°58'43" East, a distance of 143.60 feet to a calculated point; and
2, North 17°01' 17" East, a distance of 287.19 feet to a calculated point in the northerly line
