An Ordinance of the City Council of the City of Georgetown, Texas,
amending part of the Official Zoning Map to rezone an approximately 17.35-
acre tract of land in the David Wright Survey, Abstract No. 13, generally
located at 3001 N IH 35, from the Agriculture (AG) to the Industrial (IN)
zoning district; repealing conflicting ordinances and resolutions; including
a severability clause; and establishing an effective date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 121h day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property"):
17.35-acre tract of land in the David Wright Survey, Abstract No. 13, situated in
Williamson County, Texas, and being a portion of that same property described as
first tract granted to George Wood Taylor, and recorded as Document Number
9713945 of the Official Public Records of Williamson County, Texas, hereinafter
referred to as "The Property'; and
Whereas, public notice of such hearing was accomplished in accordance with State Law
and the City's Unified Development Code through newspaper publication, signs posted on the
Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on November 5, 2019, held
the required public hearing and submitted a recommendation of approval to the City Council
for the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on November 26, 2019, held an additional
public hearing prior to taking action on the requested rezoning of the Property.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive
Plan and further finds that the enactment of this Ordinance is not inconsistent or in conflict with
any other policies or provisions of the 2030 Comprehensive Plan and the City's Unified
Development Code.
Section 2. The Official Zoning Map, as well as the Zoning District classification(s) for the
Property is hereby amended from the Agriculture (AG) to the Industrial (IN) district, in
accordance with the attached Exhibit A (Location Map) and Exhibit B (Legal Description) and
incorporated herein by reference.
Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in

conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This ordinance shall become effective in accordance with the provisions of state law
and the City Charter of the City of Georgetown.

BEING 17.35 ACRES OUT OF THE DAVID WRIGHT SURVEY, ABSTRACT No. 13, SITUATED IN WILLIAMSON
COUNTY, TEXAS, AND BEING A PORTION OF THAT SAME PROPERTY DESCRIBED AS FIRST TRACT
GRANTED TO GEORGE WOODS TAYLOR, AND RECORDED AS DOCUMENT No.9713945 OF THE OFFICIAL
RECORDS OF WILLIAMSON COUNTY, TEXAS.
As surveyed on the ground on this, the 1 st day of August, 2019, by Texas Land Surveying, Inc., and further described
by metes and bounds as follows:
COMMENCING: at a1/2" iron rod with no cap found in the north line of that tract granted to Marbert G. Moore, LP,
and recorded as Document No. 2003016058 of the Official Public Records of Williamson County, Texas, for the
southeast corner of Texas Outdoor Power Subdivision, as recorded in Cabinet EE, Slide 361 of the Plat Records of
Williamson County, Texas, for the southwest corner of said Taylor tract and this tract;
THENCE: N 21°21'24" W with the east line of said Texas Outdoor Power Subdivision and the west line of said Taylor
tract, at 54.72 feet pass a 1/2" iron rod with plastic cap stamped "RPLS 5784" found in concrete, continue an
additional 0.28 feet for a total distance of 55.00 feet to a calculated point in the east line of said Texas Outdoor Power
Subdivision and the west line of said Taylor tract, for the POINT OF BEGINNING of the tract herein described;
THENCE: N 21°21'24" W with the east line of said Texas Outdoor Power Subdivision and the west line of said Taylor
tract, at 369.64 feet passing a 1/2" iron rod found, continue an additional 678.44 feet passing a 1/2" iron rod with
plastic cap stamped "RPLS 5784" found for the northeast corner of said Texas Outdoor Power Subdivision, and the
southeast corner of that tract granted to Woodgate Property, Inc. and recorded as Document No. 2014049397 of said
official public records, continue and additional 490.21 feet, for a total distance of 1538.29 feet to a 1/2" iron rod with
no cap found in the south line of that tract granted to Three Forks Partnership, Ltd and recorded as Document No.
2005003918 of said official public records, for the northeast corner of said Woodgate Property tract, being the
northwest corner of said Taylor tract and this tract;
THENCE: N 62°00'50" E 487.34 feet to a calculated point in the south line of said Three Forks tract and the north
line of said Taylor tract, for the northeast corner of this tract,
THENCE: into and across said Taylor tract the following five (5) courses:
1. S 21 °21'40" E 90.11 feet to a calculated point,
2. 157.90 feet along a curve to the left (delta=129'14'46", r=70.00', LC=S21°21'40"E 126.49') to a calculated
point,
3. S 21 °21'40" E 1348.50 feet to a calculated point,
4. 55.41 feet along a curve to the right (delta=90°42'45", r=35.00', LC=S23°59'43"W 49.80') to a calculated
point for the southeast corner of this tract,
5. S 69°21'05" W 449.11 feet to to the Point of Beginning.
