ORDINANCE
AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED
AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF GEORGETOWN,
TEXAS, ON THE 12TH DAY OF FEBRUARY, 1968, AMENDING THE
ZONING DISTRICT MAP, AND MAKING THIS AMENDMENT A PART
OF THE MAP OF THE ORIGINAL ORDINANCE: TO CHANGE THE PRO-
PERTY OF GERALD R. AND ANNE H. COMMAGERE ON THE WEST
SIDE OF FM HIGHWAY 2338 BETWEEN POWER RD. AND RIVERBEND DRIVE
IN THE CITY OF GEORGETOWN, TEXAS, ACCORDING TO THE MAP
THEREOF FROM RM -3 RESIDENTIAL MULTIPLE FAMILY DISTRICT 3 TO C-1
COMMERCIAL LOCAL, AS HEREINAFTER SET FORTH:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GEORCTTOWN,
TEXAS:
WHEREAS, an application has been made to the City Council for the purpose of
changing the zoning ordinance on the following described real estate:
BEING a parcel of land in the N. Porter Survey, Abstract No. 497, in Williamson
County, Texas, and being out of and a part of a tract of land described in a Deed
from Kate Nowlin, et al to J. T. Parker, dated September 26, 1946, and recorded
in Vol. 341, Page 75, Deed Records, Williamson County, Texas.
BEGINNING at an iron stake marking the upper Southeast corner of a 15 acre tract
conveyed by J. T. Parker, et ux to the Veterans Land Board of the State of Texas,
Deed of Record in Vol. 516, Pg. 104, of the Deed Records of Williamson County,
Texas, said 15 acre tract being out of the above referred to Nowlin tract; said beginning
point also being on the West R.O.W. line of said R. M. Highway No. 2338, which
point is the line of said lower Southeast corner of the said 15 acre tract;
THENCE S 460 57' W 135.00 feet to an iron stake marking the Southwest corner
hereof and an ell corner of the said 15 acre tract;
THENCE N 330 50' W 100.00 feet along the East line of the said 15 acre tract to
set an iron stake for the Northwest corner hereof,
THENCE N 46049' E 132.40 feet to set an iron stake on the West R.O.W. line of
R. M. Highway No. 2338 for the Northeast corner hereof, said point being on a
one degree curve (centerline data);
THENCE S 37020' E 100.00 feet along the chord of said curve whose radious is
5769.65 feet and whose arc is 100.00 feet long to the PLACE OF BEGINNING.
AN WHEREAS, the City Council has submitted the proposed change in the Zoning
Ordinance to the City Planning Commission for its recommendation and report; and,
WHEREAS, the City Planning Commission has approved the changing of said Zoning
Ordinance on the above described property from "RM -3 Residential Multiple Family
District 3" to "C-1 Commercial Local", which said meeting was held on the 3rd day
of January 1977; and,
WHEREAS, the City Council, before adopting this amendment to the Zoning Ordinance
gave notice of such hearing by publishing some one time in the WILLIAMSON
COUNTY SUN, a weekly newspaper in the City of Georgetown, Texas, which
notice stated the time and place of hearing and which time was not earlier than
fifteen days from the first day of such publication; and
WHEREAS, written notice was given to all of the owners of the lots within 200 feet
of the above described property as required by law; and

WHEREAS, the City Planning Commission approved the change aforesaid in the Zoning
Ordinance, said approval being given by said Commission on Jan. 3, 1977,
NOW, THEREFORE, BE IT ORDAINED by the City Council of the City of Georgetown,
that the Zoning Ordinance, and the Zoning Map of the City of Georgetown, be amended
so that the property described above shall be and the same is hereby removed from "RM -3
Residential Multiple Family District 3" to "C-1 Commercial Local".
Read, passed, and adopted by 5 votes Aye, and 0 votes Nay, this 8th day of February 1977,
on first reading..

ROAD AND RIVER BEND DRIVE IN THE CITY OF GEORGETOWN, TEXAS
ACCORDING. TO THE MAP THEREOF FROM RM -3 RESIDENTIAL MULTIPLE FAMILY
DISTRICT 3 TO C-1 COMMERCIAL LOCAL, AS HEREINAFTER SET FORTH:
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF GEORGETOWN, TEXAS:
WHEREAS, an application has been made to the City Council for the purpose of

BEING 1.458 acres in the N. Porter Survey, Abstract No. 497, in Williamson County,
Texas and being out of and a part of a tract of land conveyed by Kate Nowlin et al to
J. T. Parker, deed of record in Vol. 341, Page 751, of the Deed Record of Williamson
County, Texas.
BEGINNING at a point on the East boundary line for the above referred to tract of land
conveyed by Nowlin to Parker, said point being on the West ROW line of F. M. Highway
2338; said beginning point also being the Southeast corner of 0.387 acre tract of land
conveyed by J. T. Parker to Donald E. Parker of record in Vol. 522, Page 339, of the Deed
Records of Williamson County, Texas.

THENCE S33051' E, 205.8 feet along the said West ROW line to the beginning of a
curve to the left;
THENCE 240.39 feet along me urc or a curve to the left whose radius is 5769.56
feet and whose central angle is 2 degrees -23 minutes - 15 seconds and whose long
cord bears S35003' E, and is 240.37 feet long, to the Southeast corner hereof, said
point being the Northeast corner of a tract of land conveyed by Addie V. Parker to
Georgetown Properties,' Inc., deed of record in Vol. 556, Page 443, of the Deed
Records of Williamson County, Texas:
THENCE S46049'W, 132.4 feet along the North line of the Georgetown Properties
Inc. tract to an iron stake at the Northwest corner thereof, said point also being on
the East line of a 15 acre tract described in a deed from J. T. Parker to the Veterans
Land Board of Texas, of record in Vol. 516, Page 104, of the Deed Records ofWilliam-
son County, Texas:
THENCE along the East boundary line of the said 15 acre tract as follows: N 35050'W,
263.77 feet and N33051 1W, 240.63 feet to the Southwest corner of the 0.387 acre
tract referred to above:
THENCE N71020'E, 139.0 feet along the South line of the said 0.387 acre tract to the
PLACE OF BEGINNING.
