An Ordinance of the City Council of the City of Georgetown, Texas,
amending part of the Official Zoning Map to rezone 23.527 acres out of the
D. WRIGHT Survey from the Agriculture District to the Residential Single -
Family District also known as Oakmont, repealing conflicting ordinances
and resolutions; including a severability clause; and establishing an
effective date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 12t' day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property"):
23.527 acres of the D. WRIGHT Survey, as recorded in Document Number 2016108428
of the Official Public Records of Williamson County, Texas, hereinafter referred to as
"The Property"; and
Whereas, public notice of such hearing was accomplished in accordance with State Law
and the City's Unified Development Code through newspaper publication, signs posted on the
Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on May 16, 2017, held the
required public hearing and submitted a recommendation of approval to the City Council for
the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on June 13, 2017, held an additional public
hearing prior to taking action on the requested rezoning of the Property.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section. 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive
Plan and further finds that the enactment of this Ordinance is not inconsistent or in conflict with
any other policies or provisions of the 2030 Comprehensive Plan and the City's Unified
Development Code.
Section 2. The Official Zoning Map, as well as the Zoning District classification(s) for the
Property is hereby amended from the Agriculture District (AG) to the Residential Single -Family
District (RS), in accordance with the attached Exhibit A (Location Map) and Exhibit B (Legal
Description) and incorporated herein by reference.
Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in

conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This ordinance shall become effective in accordance with the provisions of state law
and the City Charter of the City of Georgetown.

FIELD NOTES FOR A 23.527 ACRE TRACT OF LAND:
BEING A 23.527 ACRE TRACT OF LAND LOCATED IN THE DAVID WRIGHT SURVEY,
ABSTRACT NO. 13, WILLIAMSON COUNTY, TEXAS, SAID 23.527 ACRE TRACT BEING
ALL OF A CALLED 23.58 ACRE TRACT RECORDED IN VOLUME 2111, PAGE 795, DEED
RECORDS, WILLIAMSON COUNTY, TEXAS; SAID 23.527 ACRE TRACT OF LAND BEING
MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
Beginning at a 1/2" iron rod located in the north right-of-way line of Bootys Crossing Road, said
point being the southwest corner of said 23.58 acre tract, and being the southwest corner of the herein
described tract;
Thence, departing the north right-of-way line of Bootys Crossing Road with the west line of said
23.58 acre tract, the east lines of a tract of Texas Traditions Phase One, recorded in Cabinet R, Slide
173, Plat Records, Williamson County, Texas, the east lines of Texas Traditions Phase 2A, recorded
in Cabinet V, Slide 384, Plat Records, Williamson County, Texas, and the east lines of Texas
Traditions Phase 213, recorded in Cabinet X, Slide 53, Plat Records, Williamson County, Texas, the
following six (6) courses and distances:
1. N 21° 13' 45" W, a distance of 673.09' to a 1/2" iron rod found at the common east corner of
Lot 4 and Lot 5, Texas Traditions Phase One, said point being an angle point of the herein
described tract;
2. N 21° 08'39" W, a distance of 438.90' to a 1/2" iron rod found at the common east corner of
Lot 2, Texas Traditions Phase One and Lot 3, Texas Traditions Phase 2A, said point being an
angle point of the herein described tract;
3. N 21° 43' 59" W, a distance of 257.16' to a 1/2" iron rod found at an angle point in the east

7. Thence, with the northeast line of said 23.58 acre tract, S 620 16' 08" E, a distance of
1362.48' (record, S 59° 30'00" E, 1363.68') to a 1/2" iron rod found at the northeast corner of
said 23.58 acre tract, said point being the northeast corner of the herein described tract;
8. Thence, with the east line of said 23.58 acre tract, S 05140' 38" E, a distance of 527.59'
(record, S 02°48' 00" E, 528.50') to a 1/2" iron rod found at an angle point of said 23.58 acre
tract, said point being an angle point of the herein described tract;
9. Thence, with the east line of said 23.58 acre tract, S 09149' 46" E, a distance of 230.48'
(record, S 06'56'00" E, 229.94') to a 1/2" iron rod found in the north right-of-way line of
Bootys Crossing Road, said point being located at the southeast corner of said 23.58 acre
tract and being the southeast corner of the herein described tract;
Thence, with the south line of said 23.58 acre tract, the north right-of-way line of Bootys Crossing
Road, the following three (3) courses and distances:
10. S 800 12' 00" W, a distance of 64.57' (record, S 83° 04'00" W, 64.39') to a 1/2" iron rod set
with a blue "QUICK INC RPLS 6447" plastic cap for angle;
11. S 700 38' 00" W, a distance of 353.30' (record, S 730 30'00" W, 353.42') to a 1/2" iron
found for angle;
12. S 690 29'24" W, a distance of 288.11' (record, S 72° 13'00" W, 288.35') to the Point of
Beginning containing 23.527 acres of land.

Plane Coordinate System, Central Zone, 4203, US Survey Foot, Grid.
