An Ordinance of the City Council of the City of Georgetown, Texas,
amending part of the Official Zoning Map to rezone 7.32 acres out of the J.
Berry Survey from the Agriculture (AG) District to the Local Commercial (C-
1) District, also known as AAA Storage; repealing conflicting ordinances
and resolutions; including a severability clause; and establishing an
effective date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 12th day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property"):
7.32 acres of the J. Berry Survey, as recorded in Document Number 2007052420 of the
Official Public Records of Williamson County, Texas, hereinafter referred to as "The
Property'; and
Whereas, public notice of such hearing was accomplished in accordance with State Law
and the City's Unified Development Code through newspaper publication, signs posted on the
Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on April 4th, 2017, held
the required public hearing and submitted a recommendation of approval to the City Council
for the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on April 25th, 2017, held an additional public
hearing prior to taking action on the requested rezoning of the Property.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive
Plan and further finds that the enactment of this Ordinance is not inconsistent or in conflict with
any other policies or provisions of the 2030 Comprehensive Plan and the City's Unified
Development Code.
Section 2. The Official Zoning Map, as well as the Zoning District classification(s) for the
Property is hereby amended from the Agriculture District (AG) to the Local Commercial
District (C-1), in accordance with the attached Exhibit (Location Map). and Exhibit B (Legal .
Description) and incorporated herein by reference.
Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in

conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This ordinance shall become effective in accordance with the provisions of state law
and the City Charter of the City of Georgetown.

SURVEY, ABSTRACT NUMBER 51, WILLIAMSON COUNTY, TEXAS, SAME BEING
THAT CERTAIN A -A -A STORAGE INNER LOOP, LLC, 7.32 ACRE TRACT, CALLED
TRACT 1, RECORDED IN DOCUMENT NUMBER 2007052420, OFFICIAL PUBLIC
RECORDS, WI LLIAMSON COUNTY, TEXAS, SAID 7.31 ACRES OF LAND TO BE MORE
PARTICULARLY DESCRIBED AS FOLLOWS:
BEGINNING at an iron rod found at the southwest comer of that certain Big Management Inc. 5.11 acre
tract recorded an Document Number 2006090103, Official Public Records, said county, m the easterly Ime
of that certain Milton Carlson 11.47 acre tract recorded in Volume 2637, Page 434, Official Records, said
county, same being the northwest comer of said 7.32 acre tract, for the northwest corner hercol;
THENCE North 69 degrees 00 minutes 00 secands East, along the southerly line of said 5.11 acre tract
and the northerly line of said 7.32 ave tract, 426.87 feet to an iron rod set in the westerly right-of-way line
of N. Inner Loop, being in a curve to the right having a radius of 2,392.42 feet, at the southeast comer of
said 5.11 acre tract, at the southeast comer of that ccrfain 0.22 acre access casement called tract 2, recorded
in Document Number 2007052420, Official Public Records, said county, same being the northeast comer
of said 732 acre trot, for the northeast cornerbercof;
THENCE along said right-of-way lint, the easterly line of said 7.32 ave tract, along said curve to the nght
whose chord bears, South 07 degrees 03 minutes 15 seconds East, 763.43 feet to an iron rod found in said
Ime, at the end of said curve to the right;
THENCE South 02 degrees 07 minutes 30 seconds West, continuing along said right-of-way line and the
easterly ]me of said 7.32 acre tract, 620.64 feet to a calculated point in said right-of-way line, in the
easterly line of said 67.29 acre tract, same being the most southerly comer of said 7.32 acre tract, for the
most southerly comer hereof;
THENCE along the easterly line of said 67.29 acre tract and the westerly line of said 7.32 am tract, the
followings calls,
1. North 16 degrees 04 minutes 28 seconds West, 249.93 feet to an iron pipe found,

continuing along the westerly line of said 7.32 acre tract, 74.04 feta, to the POINT OF BEGINNING.
