An Ordinance of the City Council of the City of Georgetown, Texas,
amending part of the Official Zoning Map to rezone 3.90 acres out of the
Antonio Flores Survey from the Agriculture District to the Local
Commercial District; repealing conflicting ordinances and resolutions;
including a severability clause; and establishing an effective date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 120, day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property"):
3.90 acres of the Antonio Flores Survey as recorded in Document Number 19664672DR
of the Official Public Records of Williamson County, Texas, hereinafter referred to as
"Ihe Property"; and
Whereas, public notice of such hearing was accomplished in accordance with State Law
and the City's Unified Development Code through newspaper publication, signs posted on the
Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on July 19, 2016, held the
required public hearing and submitted a recommendation of approval to the City Council for
the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on August 9, 2016, held an additional public
hearing prior to taking action on the requested rezoning of the Property.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive
Plan and further finds that the enactment of this Ordinance is not inconsistent or in conflict with
any other policies or provisions of the 2030 Comprehensive Plan and the City's Unified
Development Code.
Section 2. The Official Zoning Map, as well as the Zoning District classification(s) for the
Property is hereby amended from the Agriculture District (AG) to the Local Commercial
District (C-1), in accordance with the attached Exhibit A (Location Map) and Exhibit B (Legal
Description) and incorporated herein by reference.
Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in
conflict with this Ordinance are Thereby repealed, and are no longer of any force and effect.

Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This ordinance shall become effective in accordance with the provisions of state law
and the City Charter of the City of Georgetown.

WILLLAMSON COUNTY, TEXAS, SAME BEING A PORTION OF THAT CERTAIN JAMES L. PERKINS
16.00 ACRE TRACT AND 3.8 ACRE TRACT RECORDED IN VOLUME 484, PAGE 153, DEED
RECORDS, WILLIAMSON COUNTY, TEXAS, SAVE AND EXCEPT FOR ROADWAY PURPOSES, A
0.11 ACRE TRACT RECORDED IN VOLUME 1339, PAGE 105, DEED RECORDS, WILLIAMSON
COUNTY, TEXAS AND A 0.647 ACRE TRACT RECORDED IN DOCUMENT NUMBER 2011025055,

BEGINNING at an iron rod set in the southerly line of that certain Georgetown Memorial Cemetery Association
5.0 acre tract recorded in Volume 524, Page 47, Deed Records, said county, same being the northeast comer of
said 16.00 acre tract, for the northeast comer hereof,
THENCE South 32 degrees 36 minutes 45 seconds East, along the southerly line of said 5.0 acre tract, the
westerly line of that certain Randall Young 0.93 acre tract recorded in Document Number 9549745, Official
Records, said county, along the easterly line of said 16.00 acre tract and said 3.8 acre tract, at 14.00 feet passing
an iron rod found at the northwest comer of said 0.93 acre tract, and continuing in all 160.23 feet to an iron rod
set in said line, in the northerly right-of-way line of F.M. 971, being in a curve to the left having a radius of
5,175.00 feet, same being the northeast comer of said 0.647 acre tract, for the southeast comer hereof,
THENCE along said F.M. 971, through said 3.8 acre tract, along the northerly line of said 0.647 acre tract, the
following 2 calls,
1. Along said curve to the left whose chord bears, South 59 degrees 19 minutes 33 seconds West, 619.03
feet to an iron rod found at the end of said curve to the 14 at the beginning of a curve to the right having a
radius of 25.00 feet,
2. Along said curve to the right whose chord bears, North 81 degrees 46 minutes 57 seconds West, 33.67
feet to an iron rod set at the end of said curve to the right, at the intersection of said F.M. 971 and the
easterly right-of-way line of N.E. Inner Loop, being in a curve to the left having a radius of 897.62 feet,

THENCE continuing through said 3.8 acre tract and said 16.00 acre tract, along said N.E. Inner Loop, along said
curve to the left whose chord beats North 51 degrees 22 minutes 04 seconds West, 370.99 feet to an iron rod
found in said line, in the southerly line of that certain Jose Zavala 25.8 acre tract recorded in Volume 1129, Page
778, Deed Records, said county, at the northeast comer of said 0.11 acre tract, same being in the northerly line
of said 16.00 acre tract, for the northwest comer hereof,
THENCE North 74 degrees 25 minutes 45 seconds East, along the southerly line of said 25.8 acre tract and said
5.0 acre tract, along the northerly line of said 16.00 acre tract, 798.50 feet to the POINT OF BEGINNING.
