An Ordinance of the City Council of the City of Georgetown, Texas,
amending part of the Official Zoning Map to rezone 11.168 acres out of the
John Sutherland Survey from the AG (Agriculture) District to the C-1 (Local
Commercial) District also known as Oak Meadows Corner; repealing
conflicting ordinances and resolutions; including a severability clause; and
establishing an effective date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 121" day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property"):
11.168 acres of the John Sutherland Survey, as recorded in Document Number
2006065937 of the Official Public Records of Williamson County, Texas, hereinafter
referred to as "The Property"; and
Whereas, public notice of such hearing was accomplished in accordance with State Law
and the City's Unified Development Code through newspaper publication, signs posted on the
Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on May 17, 2016, held the
required public hearing and submitted a recommendation of approval to the City Council for
the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on June 14, 2016, held an additional public
hearing prior to taking action on the requested rezoning of the Property.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive
Plan and further finds that the enactment of this Ordinance is not inconsistent or in conflict with
any other policies or provisions of the 2030 Comprehensive Plan and the City's Unified
Development Code.
Section 2. The Official Zoning Map, as well as the Zoning District classification(s) for the
Property is hereby amended from the AG District (Agriculture) to the C-1 District (Local
Commercial), in accordance with the attached Exhibit A (Location Map) and Exhibit B (Legal
Description) and incorporated herein by reference.
Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in

conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This ordinance shall become effective in accordance with the provisions of state law
and the City Charter of the City of Georgetown.

A DESCRIPTION OF 11.168 ACRES (APPROXIMATELY 486,459 SQUARE FEET) IN
THE JOHN SUTHERLAND SURVEY, ABSTRACT NO. 553, WILLIAMSON COUNTY,
TEXAS, BEING A PORTION OF A 485.44 ACRE TRACT DESCRIBED IN A SPECIAL
WARRANTY DEED TO WELDON R. COPELAND, A. DEARL DOTSON, KENNETH W.
SNOW AND MARVIN BACHMEYER, DATED DECEMBER 17,1992 AND RECORDED
IN VOLUME 2238, PAGE 308 OF THE DEED RECORDS OF WILLIAMSON COUNTY,
TEXAS; SAID 11.168 ACRE TRACT BEING MORE PARTICULARLY DESCRIBED BY
METES AND BOUNDS AS FOLLOWS:
BEGINNING at a Texas Department of Transportation (TxDOT) Type II disk found for
the intersection of the northwest right-of-way line of Jim Hogg Road (100' right-of-way
width) and the southwest right-of-way line of Williams Drive (also known as R.M. 2238)
(120' right-of-way width), being in the southeast line of said 485.44 acre tract, and being
the southernmost corner of a 0.326 acre tract described in deed to the State of Texas
recorded in Document No. 2006065937 of the Official Public Records of Williamson
County, Texas;
THENCE with the northwest right-of-way line of Jim Hogg Road, same being the
southeast line of the 485.44 acre tract, the following two (2) courses and distances:
1. South 29°14'39" West, a distance of 89.39 feet to a 1/2" rebar found;
2. With a curve to the right, having a radius of 1859.86 feet, a delta angle of
15046'45", an arc length of 512.21 feet, and a chord which bears South 37°06'12"
West, a distance of 510.59 feet to a Mag nail with "Chaparral" washer set for the
east corner of a 5.00 acre tract described in Document No. 9512880 of the
Official Records of Williamson County, Texas, and conveyed to Kenneth Wayne
Snow by deed recorded in Document No. 2014080588 of the Official Public
Records of Williamson County, Texas, from which a 60D nail found for a point of
tangency in the common line of the 485.44 acre tract, Jim Hogg Road, and said
5.00 acre tract bears South 51 °29'36" West, a chord distance of 421.11 feet;
THENCE North 65°24'45" West, crossing the 485.44 acre tract with the northeast line of
the 5.00 acre tract, a distance of 290.41 feet to a 1/2" rebar with "Chaparral" cap set;
THENCE North 39°19'48" West, continuing across the 485.44 acre tract, in partwith the
northeast line of the 5.00 acre tract, and in part with a northeast line of a 19.417 acre
tract described in a deed to Kenneth Wayne Snow recorded in Document No.

620.31 feet to a 1/2" rebar found for a corner of said 19.417 acre tract;
THENCE North 61"06'00" East, continuing across the 485.44 acre tract with the
southeast line of the 19.417 acre tract, a distance of 535.36 feet to a 1/2" rebar with
"Chaparral" cap set in the southwest right-of-way line of Williams Drive, for the
westernmost corner of said 0.326 acre tract, same being the southernmost corner of a
0.353 acre tract described in a deed to the State of Texas recorded in Document No.
2006059901 of the Official Public Records of Williamson County, Texas, also being the
easternmost corner of the 19.417 acre tract, from which an "X" in concrete found bears
North 61°06'00" East, a distance of 1.30 feet;
THENCE continuing across the 485.44 acre tractwith the southwest right-of-way line of
Williams Drive, the following two (2) courses and distances:
1. South 59°39'20" East, a distance of 604.27 feet to a 1/2" rebar with "Chaparral"
cap set;
