HomeMy WebLinkAboutFacilities SuperintendentPage 1 of 2 City of Georgetown JOB DESCRIPTION Job Title: Facilities Superintendent Effective Date: 07/03/2014 FLSA Category: Exempt Revision Date: 12/16/2014 SUMMARY: Manages the operation of Facilities Maintenance including, staffing, customer relations, interpretation of policies, managing the operational budget, providing reports on productivity, and other work that contributes to the effective operation of the facility. Essential duties and responsibilities may include, but are not limited to, the following:  Manages personnel in the daily operation of the facilities including, scheduling, resolving operational complaints, maintaining effective customer relations, and interpreting and maintaining compliance with City and division policies and procedures.  Hires, supervises, trains, and develops staff through review of performance data, conferences, training and performance review.  Develops and implements work procedures and production standards.  Coordinates and monitors Landscape, Janitorial, Security, HVAC, Irrigation, Electrical and Energy Management maintenance contracts to ensure proper quality control and contract compliance.  Administers Security system for all City sites to include: coordinating and monitoring installation and replacement of security equipment; managing and maintaining existing equipment; evaluating user department needs; and assessing capacity for both current and future needs as well as identifying new technologies.  Serves as the Citywide contact for the standardization of modular and general type office furnishings; ensures that all furnishing comply with the standardization policy; coordinates and monitors installation of new furniture.  Responds to requests for facilities data information.  Develops facilities budget and monitors monthly progress and approves expenditures.  Assist with Internal Service Fund schedule for facilities.  Identifies and implements repair practices to ensure the most cost efficient facilities.  Manages hazardous waste generation, maintains environmental standards, and encourages a safe work environment.  Generates monthly reports.  Monitors status of repairs until completion.  Ensures that monthly safety inspections are conducted and documented; initiates corrective action.  Ensures that status reports on safety activities and progress are completed and documented in a timely manner.  Performs other duties as assigned. MINIMUM QUALIFICATIONS: Education, training and Experience Guidelines Two year accredited technical certificate in facility maintenance field or Associate’s degree from an accredited college or university with major coursework in Business Management or Facility. Eight years of full-time increasingly responsible work experience in a facility maintenance environment. Three years of the required experience must have been in a lead or supervisory capacity. OR Any combination of experience, education and/or training the provides the required knowledge, skills and abilities. Knowledge of:  Methods, equipment, and materials used in maintenance of facilities.  Facilities operations and services  Fiscal and budget preparation.  Federal, State and Local laws. Page 2 of 2  City practice, policy and procedures.  Safety practices and procedures.  Supervisory and managerial techniques and principles. Skill in:  Communicating effectively, both orally and in writing.  Handling multiple tasks and prioritizing.  Data analysis and problem solving.  Planning and organizing.  Using computers and related software.  Reading and comprehending technical manuals.  Establishing and maintaining effective working relationships.  Evaluating condition of facilities and equipment; determine most feasible and appropriate alternative for repairs. LICENSES AND CERTIFICATION REQUIREMENTS Valid Class C Texas driver’s license PHYSICAL DEMANDS AND WORKING ENVIRONMENT Standing, sitting, walking, lifting, carrying, pushing, pulling, reaching, handling, fine dexterity, kneeling, crouching, crawling, bending, twisting, climbing, balancing, vision, hearing, talking, use of foot controls. Exposed to weather extremes, loud noises/vibrations from machinery, heat and/or steam from machinery, chemicals.
