An Ordinance of the City Council of the City of Georgetown, Texas,
amending part of the Official Zoning Map to rezone 4.0 acres out of the
the Local Commercial (C-1) District, to be known as Gabriel Bluffs;
repealing conflicting ordinances and resolutions, including a severability
clause; and establishing an effective date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 1211 day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property").
4.0 acres of the Nicholas Porter Survey, as recorded in Document Numbers
2011045868 and 2015102760 of the Official Public Records of Williamson County,
Texas, hereinafter referred to as "The Property"; and
Whereas, the City Council has submitted the proposed amendment to the Official

and for its recommendation or report; and

Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on December 1, 2015, held
the required public hearing and submitted a recommendation of approval to the City Council
for the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on January 12, 2016, held an additional public
hearing prior to taking action on the requested rezoning of the Property.

Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive

Section 2. The Official Zoning Map, as well as the Zoning District classification(s) for the
Property is hereby amended from the Residential Single-family District (RS) to the Local
Commercial District (C-1), in accordance with the attached Exhibit A (Location Map) and
Exhibit B (Legal Description) and incorporated herein by reference.
Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in
conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or

application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This ordinance shall become effective in accordance with the provisions of state law
and the City Charter of the City of Georgetown.

DESCRIPTION FOR WILLIAM CARROLL SHELL AND JAMES CLAY SHELL
SUCCESSOR CO -TRUSTEES OF THE SHELL FAMILY TRUST
of the Shell Family Trust, multiple tracts as set out in the deed that is of record in Vol. 2618, Pg. 887,
of the Official Public Records of Williamson County, Texas. This tract was surveyed on the ground in
April of 1015, under the direction of William F. Forest, Jr., Registered Professional Land Surveyor
No. 1847. Survey note: The bearing basis for this survey is the Texas State Plane Coordinate System,
Grid North, Texas Central Zone.
BEGINNING at an iron pin which was found in the West line of F.M. 2338 (Williams Drive), at
the Northeast corner of the said property of the Trustees of the Shell Family Trust (Tract 3, e tract,
26181887). See Notice of Resignation of Surviving Trustee as recorded in Doc. 2012054929. This
corner exists at the Southeast corner of the property called 2.63 acres as described in a deed to
Georgetown Alamo Investors, LLC, of record in Doc. 2014038725.
the South, to benefit the property of the Shell Family Trustees as shown on the attached survey
drawing. See Affidavit of Use and Possession of W.C. and Evelyn Shell (and claim of easement) of
record in Doc. 2005034652. This corner exists at the Northeast corner of a property that is described
in a Quit Claim to Sheila Annette Labenski Jones Witherspoon (Doc. 2011045868, reserve parcel of
property set out in Vol. 317, Pg. 631).
THENCE with the South boundary of said Tract 2 of the Trustees of the Shell Family Trust,
and the upper North boundary of a property that was conveyed to Sheila Witherspoon, finding iron
plus as follows; S, 55'18'39" W 43.24 feet to an iron pin which was found on the South side of the
existing driveway, at the Northeast corner of the said easement as claimed by long-term usage as
described in Doc. 2005034652; and S 5501911411 W crossing an existing driveway that is described in
said Affidavit, continuing in all 96.75 feet to the common corner of three parcels of the Trustees of the
Shell Family Trust.
TtLTNCE with the lower East boundary of the Trustees of the Shell Family Trust and the West
boundary of Sheila Witherspoon, S 3,V26138 E crossing an asphalt driveway that is described in said
Affidavit, in all 90.10 feet to an iron pin which was found; continuing with the common boundary
