HomeMy WebLinkAboutBuilding Maintenance Technician SeniorPage 1 of 2 City of Georgetown JOB DESCRIPTION Job Title: Building Maintenance Technician Senior Effective Date: 10/01/2012 FLSA Category: Non-exempt Revision Date: 07/03/2014 SUMMARY: Performs semi-skilled to skilled work in emergency, corrective and preventive maintenance and repairs to municipal buildings and facilities. ESSENTIAL FUNCTIONS: Essential functions, as defined under the Americans with Disabilities Act, may include any of the following representative duties, knowledge, and skills. Essential duties and responsibilities may include, but are not limited to, the following: • Inspects facility to identify building maintenance needs. • Performs skilled repair and remodeling work, of varying degrees of complexity at various city facilities to ensure work areas for all employees and the general public are efficient and free of hazards. • Performs routine maintenance of all city facilities to minimize repair costs and ensure the safety and comfort of the employees and citizens; makes plumbing repairs, electrical, HVAC, drywall, floor tile, Formica, painting, concrete and masonry repairs. • Assists in the repair and construction of various types of furniture to allow for customization of employee work areas, to more efficiently utilize space and funds, and help improve productivity. • Ensures the operation of all mechanical items including safety lock systems, fire door alarms, smoke detectors, door closures, and door locking mechanisms. • Operates light machinery and equipment such as forklifts and light tractors as required to provide for expeditious completion of projects and to reduce labor and equipment costs. • Operates and maintains a variety of mechanical tools and equipment such as power saws, sanders, drills, air compressors, paint sprayers, and various other hand tools required for maintenance work. • May provide assistance and training to less experience building maintenance technicians. • Performs other duties as assigned. MINIMUM QUALIFICATIONS: Education, Training and Experience Guidelines High School diploma or equivalent. Four years of full-time work experience in basic construction and/or facility maintenance. One year of the required experience must have included plumbing work experience. One year of the required experience must have been in a lead or supervisory experience. OR Any equivalent combination of experience and training and/or education that provides the required knowledge, skills, or abilities. Knowledge of: • Basic construction and facility maintenance techniques to include carpentry, electrical plumbing, HVAC, and other associated construction skills. • Commercial and Residential – Framing, HVAC, concrete, roofing, doors, millwork, cabinets, plumbing, flooring, estimating, blueprints, scheduling. • Project Management. • Electrical problem solving. • Security systems Skill in: • Comprehending and following instructions, both oral and written. • Managing or performing all phases of a facility renovation project. • Establishing and maintaining effective working relationships with co-workers. • Reading and comprehending warning labels, road signs, safety instructions, work orders. Page 2 of 2 • Writing concise messages, letters and memos. • Measuring and calculating distance, area, volume, perform conversations (e.g., from inches to feet). • Interpreting safety policies and procedures for light construction. LICENSES AND CERTIFICATION REQUIREMENTS Valid Class C Texas driver’s license PHYSICAL DEMANDS AND WORKING ENVIRONMENT Standing, sitting, walking, lifting, carrying, pushing, pulling, reaching, handling, fine dexterity, kneeling, crouching, crawling, bending, twisting, climbing, balancing, vision, hearing, talking, use of foot controls. Exposure to weather extremes, noise and physical hazard of power tools; dust; heavy lifting.
