An Ordinance of the City Council of the City of Georgetown, Texas, amending part of the
Zoning District Map adopted on the 4th Day of April 2002 in accordance with the Unified
Development Code passed and adopted on the 11th Day of March 2003, to rezone 0.258
acre being Country Club Estates, Block 4, Lots 4, 5 & 6, from the Residential Single -
Family (RS) District, to the Neighborhood Commercial (CN) District; repealing
conflicting ordinances and resolutions; including a severability clause; and establishing
an effective date.
Whereas, an application has been made to the City Council for the Purpose of changing
the Zoning District Classification of the following described real property ( "The Property "):
0.258 acre being Country Club Estates, Block 4, Lots 4, 5 & 6, as recorded in
Document Number 2011020484 of the Official Public Records of Williamson
County, Texas, hereinafter referred to as The Property ";
Whereas, the City Council has submitted the proposed change in the zoning district
classification to the Planning and Zoning Commission for its consideration at a public hearing
and for its recommendation or report; and
Whereas, notice of such hearing was published in a newspaper of general circulation in
the City; which stated the time and place of hearing, which time was not earlier than fifteen (15)
days for the first day of such publication; and
Whereas, written notice was given not less than fifteen (15) days before the date set for
the meeting before the Planning and Zoning Commission to all the owners of the lots within two
hundred feet of the property, as required by law; and
Whereas, the applicant for such zoning change placed on the property such sign(s) as
required by law for advertising the Planning and Zoning Commission hearing, not less than
fifteen (15) days before the date set for such hearing; and
Whereas, the City Planning and Zoning Commission in a meeting held on June 7, 2011,
recommended approval of the requested zoning change for the above described property from
the Residential Single - Family (RS) District, to the Neighborhood Commercial (CN) District.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision and policies of the Georgetown 2030 Comprehensive Plan and
further finds that the enactment of this Ordinance is not inconsistent or in conflict with any

other policies of the Georgetown 2030 Comprehensive Plan.
Section 2. The Zoning District Map of the City, as well as the Zoning District for the
Property shall be and the same is hereby changed from the Residential Single - Family (RS)
District, to the Neighborhood Commercial (CN) District, in accordance with Exhibit A (Location
Map) and Exhibit B (Legal Description) incorporated herein by reference, is hereby adopted by
the City Council of the City of Georgetown, Texas.
Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in
conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be severable.
Section 5. The Mayor is hereby authorized to sign this Ordinance and the City Secretary
to attest. This Ordinance shall become effective and be in full force and effect on the date of
final adoption by City Council.

Ordinance Exhibit B - Legal Description
BEING 11,250 Square Feet of land, being Lots 4, 5 & 6, Block 4, of Country Club Estates, a subdivision
of record in Cabinet A. Slide 119, of the Plat Records of Williamson County, Texas, Said land being that
certain tract of and as conveyed to JoElla W. Broussard and Joel E. Broussard, Jr., by deed recorded as
Document No. 2005056695 of the Official Public Records of Williamson County, Texas. Surveyed on the
ground in the month of July, 2009, under the supervision of Brian F. Peterson, Registered Professional
Land Surveyor, and being more particularly described as follows;
BIGINNINCi at a concrete monument to replace a nail in a pipe found at the intersection of the Southwest
line of Ranch to Market Highway No. 2338, (Williams Drive, Lampasas Road)and the Northwest line of
Morris Drive, marking the most easterly corner hereof;
THENCE, along the said Northwest line of Morris Drive, S 54°50'15" W, 150.18 feet to a concrete
monument to replace a pipe found marking the most southerly corner of the said Lot 6, being the most
easterly corner of Lot 7, Block 4, of the said Country Club Estates, said Lot 7, Block 4, having been
conveyed to Raul lbarra by deed recorded as Document No. 2005005039 of the Official Records of
Williamson County, Texas, for the most southerly corner hereof;
THENCE, along the Northeast line of the said Lot 7, Block 4, N 3527'30" W, 75.04 feet to a concrete
monument to replace an iron pin found marking the most westerly corner of the above-referenced Lot 4,
Block 4, being the most southerly corner of Lot 3, Block 4, of the said Country Club Estates, said Lot 3,
Block 4, having been conveyed to Llannis Denton Cheatheam, ill, by deed recorded as Document No.
2002084749 of the Official Public Records of Williamson County, Texas, for the westerly corner hereof;
THENCE, N 54'4945" E, 149.64 feet to a concrete monument to replace. an iron pin found on the said
Southwest line of Ranch to Market Highway No. 2333, marking the most northerly corner of the said Lot
4, Block 4, and the most easterly corner of the said Lot 3, Block 4, for the most northerly corner hereof;
"'HENCE, along the said Southwest line of Ranch to Market Highway Nn. 2338, S 35°52' E, 75.06 feet to
the Place of BEGINNING and containing 11,250 Square Feet of land,
