An Ordinance of the City Council of the City of Georgetown, Texas, amending
part of the Zoning District Map to rezone 81.58 acres in the Walters and Eaves
Surveys from the Agriculture District to the Residential Single-family and
Residential Low -Density Districts; repealing conflicting ordinances and
resolutions; including a severability clause; and establishing an effective date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 121h day of June, 2012, for the specific Zoning District
classification of the following described real property ("The Property"):
81.58 acres out of the Walters and Eaves Surveys, as described in Document #
2006052470 and recorded in the Deed Records of Williamson County, Texas,
hereinafter referred to as "The Property"; and
Whereas, the City Council has submitted the proposed amendment to the Official
Zoning Map to the Planning and Zoning Commission for its consideration at a public hearing
and for its recommendation or report; and
Whereas, public notice of such hearing was accomplished in accordance with State Law
and the City's Unified Development Code through newspaper publication, signs posted on the
Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on August 6, 2013, held
the required public hearing and submitted a recommendation of approval to the City Council
for the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on August 27, 2013, held an additional public
hearing prior to taking action on the requested rezoning of the Property.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive
Plan and further finds that the enactment of this Ordinance is not inconsistent or in conflict with
any other policies or provisions of the 2030 Comprehensive Plan and the City's Unified
Development Code.
Section 2. The Official Zoning Map, as well as the Zoning District classification(s) for the
Property is hereby amended from the Agriculture (AG) District to the Residential Single -Family

District (RS) and Residential Low -Density District (RL), in accordance with the attached Exhibit
A (Legal Description) and Exhibit B (Survey Sketch) and incorporated herein by reference.
Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in
conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this Ordinance and the City Secretary
to attest. This Ordinance shall become effective and be in full force and effect on the date of
adoption by the City Council.

DESCRIPTION FOR JOHN GOURLEY ET. AL. -MADISON AT GEORGETOWN COTENANCY (SECTION III)
BEING 81.58 acres in Williamson County, Texas; situated in the L.S. Walters Survey, Abstract
No. 653; and in the Burrell Eaves Survey, Abstract No. 216, including part of the property called 424.43
acres that was conveyed by Ken Richmond to John D. Gourley, et. al., as described in Doc. 2006052470,
Official Public Records of Williamson County, Texas (OPRWCT). A Cotenancy Agreement is of record
as filed in Doc. 2010025541 (ORWCT). This parcel is a part of the 374.43 acres which was surveyed on
the ground in April of 2010, under the supervision of William F. Forest, Jr., Registered Professional Land
Surveyor No. 1847. Survey note: The bearing basis for this description is the Texas Coordinate System of
1983, Grid North, Texas Central Zone. Line codes herein are in agreement with the survey drawing
prepared this date.
BEGINNING at the Southwest corner of this parcel, in the West boundary of the said 424.43
acres that was conveyed to John Gourley, et. al., and in the East boundary of the property that was
conveyed to Somerset Hills, Ltd. (Lot 2, 189.153 ac., Doc. 2004098880). This corner stands N 22°44'34"
W 685.30 feet from an iron pin which exists at the Southwest corner of the said 424.43 acres and at the
Southwest corner of the said 374.43 acres.
I'f-IENCE with the West boundary of the said 424.43 acre tract, and the East line of the property
of Somerset I -fills, Ltd. (Lot 2 189.153 ac. Doc. 2004098880), along the West line of the Burrell Eaves
Survey and the East line of the F. Foy Survey, A-229, N 22°44'34" W 781.16 feet to an iron pin which
was found at the Northwest corner of the Burrell Eaves Survey and at the Southwest corner of the L.S.
Walters Survey, continuing with the West line of the Lemuel Walters Survey, N 20°12'45"W 1605.88
feet to the Southwest corner of a 196.50 acre property that is known as Madison Georgetown Section 11.
THENCE with the boundary of said Madison Georgetown Section II, following the South line of
Vaquero Pass (with a boundary that has not been staked), as follows; N 70'11'4 1 " E 807.37 feet; (L65) N
