amending part of the Official Zoning Map to rezone 9.292 acres in the
Joseph Fish Survey, located at 4775 Williams Drive, from the Agriculture
(AG) District to the Local Commercial (C-1) District; repealing conflicting
ordinances and resolutions; including a severability clause; and
establishing an effective date.
Whereas, an application has been made to the City for the purpose of amending the
Official Zoning Map, adopted on the 11th day of June, 2013, for the specific Zoning District
classification of the following described real property ("The Property"):
9.292 acres in the Joseph Fish Survey, as recorded by Deed in Volume 592, Pages 772-
778 of the Official Public Records of Williamson County, Texas, hereinafter referred
to as "The Property'; and
Whereas, the City Council has submitted the proposed amendment to the Official
Zoning Map to the Planning and Zoning Commission for its consideration at a public hearing
and for its recommendation or report; and
* Whereas, public notice of such hearing was accomplished in accordance with State
Law and the City's Unified Development Code through newspaper publication, signs posted on
the Property, and mailed notice to nearby property owners; and
Whereas, the Planning and Zoning Commission, at a meeting on May 7, 2013, held the
required public hearing and submitted a recommendation of approval to the City Council for
the requested rezoning of the Property; and
Whereas, the City Council, at a meeting on May 28, 2013, held an additional public
hearing prior to taking action on the requested rezoning of the Property.
Now, therefore, be it ordained by the City Council of the City of Georgetown, Texas,
that:
Section 1. The facts and recitations contained in the preamble of this Ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the vision, goals, and policies of the Georgetown 2030 Comprehensive
Plan and further finds that the enactment of this Ordinance is not inconsistent or in conflict with
any other policies or provisions of the 2030 Comprehensive Plan and the City's Unified
Development Code,

Section 2. The Official Zoning Map, as well as the Zoning District classification(s) for
9.292 acres in the Joseph Fish Survey, is hereby amended from the Agriculture District (AG) to
the Local Commercial District (C-1) in accordance with the attached Exhibit (Location Map)
and Exhibit B (Legal Description) and incorporated herein by reference.
Section 3.
All ordinances and resolutions,
or parts of
ordinances and resolutions, in
conflict with this
Ordinance are hereby repealed,
and are no
longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be
severable.
Section 5. The Mayor is hereby authorized to sign this Ordinance and the City Secretary
to attest. This Ordinance shall become effective and be in full force and effect on the date of
adoption by the City Council.

BEING A 9.292 ACRE TRACT OF LAND LOCATED IN THE JOSEPH FISH SURVEY N0, 180, ABSTRACT
232, WILLIAMSON COUNTY, TEXAS, SAID 9.292 ACRE TRACT BEING THE REMAINING PORTION
OF THAT CALLED 9.56 ACRE TRACT OF LAND CONVEYED TO KENNETH GLASS BY DEED
RECORDED IN VOLUME 592, PAGES 772-778, DEED RECORDS, WILLIAMSON COUNTY, TEXAS,
SAID 9.292 OF ACRE TRACT OF LAND BEING MORE PARTICULARLY DESCRIBED BY METES AND
BOUNDS AS FOLLOWS:
BEGINNING at a %2" rebar found in the northeast right-of-way line of R.M. 2338, at the west
corner of the herein described tract, the south corner of the remaining portion of a called
14.784 acre tract recorded in Document No. 2003032555, Official Records, Williamson County,
Texas;
(1) Thence, departing the northeast right-of-way line of R.M. 2338 with the southeast line
of the remaining portion of said 14.784 acre tract, the northwest line of the remaining
portion of said 9.56 acre tract, N 48°08'43." E, a distance of 1146.04 feet to a %" rebar
found for the east corner of the remaining portion of said 14.784 acre tract, the north
corner of the remaining portion of said 9.56 acre tract, being the north corner of the
herein described tract, said point is located in a southwest line of Heritage Oaks, Section
5, recorded in cabinet GG, on Slides 287-289, Plat Records, Williamson County, Texas;
(2) Thence, with the southwest line of said Heritage Oaks, Section 5, the northeast line of
the remaining portion of said 9.56 acre tract, S 22015'50" E, a distance of 389.10 feet, (S
190 E, 389.7 feet, record), to a'/z" rebar found at the north corner of HEK Business Park,
Lot 1, Block A, recorded in Cabinet X. on Slides 335-336, Document No. 2003067241,
Plat Records, Williamson County, Texas, said point being the east corner of the herein
described tract;
(3) Thence, S 58°42'20" W, along the southeast boundary line of the remaining portion of
said 9.56 acre tract, the northwest boundary line of said HEK Business Park, Lot 1, S
46°52'31" W, a distance of 1001.52 feet, (S 49°37' W, record), to a cotton spindle found
in the northeast right-of-way line R.M. 2338, for the west corner of said HEK Business
Park, Lot 1, point being the south corner of the herein described tract;
(4) Thence, with the northeast right-of-way line R.M. 2338 along a curve to the left whose
radius is 5751.37 feet, whose central angle is 00058'23", with an arc length of 97.68 feet,
and whose chord bears N 43°41'11" W, a distance 97.68 feet (Radius = 5751.37, Length
= 97.85 feet, record), to a %" rebar with a TxDOT Aluminum cap found at the point -of -
tangency;
(5) Thence, continuing with the northeast right-of-way line R.M. 2338, being the southwest
property line of the herein described tract, N 4403'12" W, a distance of 291.35 feet (N
44005'00" W, 291.31 feet, record), to the POINT OF BEGINNING containing 9.292 acres
of land, more or less.
Note: This description is based on an on the ground survey performed on 02-13-2012. The basis
of bearings was established from the Texas State Plane Coordinate System, Central Zone. A
survey plat with same date accompanies this description.
