has been made to the City Council for

TEXAS, LOCATED AT 4701 AND 4711 WILLIAMS DRIVE (FM2338); hereinoafter
referred to as "the property
WHEREAS,
the City Council has
submitted the proposed
change in the ease Ordinance to
the Planning and
Zioning Commission
for its consideration
in a public hearing and for its
recominendation or
report; end
WHEREAS, notice of such hearing was published in a newspaper of genera` circulation in
the City; which stated the time and place of hearing, which time was not earlier than fifteen; (15 days
for the first day of such public_iticri; and
WHEREAS, written notice was given riot less than fifteen (15) days before the date set for
the meeting before the Planning and Zoning Commission to all the owners of the lots within hAc
hundred feet of the property, as required by law; and
WHEREAS, the applicant for such zoning change ,;laced on the property such signs) as

NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCILO
GEORGETOWN, TEXAS, THAT:
SECTION 1. The facts and recitations contained in the preamble of this ordinance are
hereby found and declared to be true and correct, and are incorporated by reference herein and
expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
ordinance implements the following policies of the Georgetown Century Plan, Future band Use and
Thoroughfare Plan:
Goal 1: Encourage the most desirable and efficient use of land while enhancing the
physical environment through functional and compatible land use
configurations.
Obj tiy� 1._2.: Pian for future development that is compatible with the City's natural features,
environmentally sensitive areas, and existing land uses.
Objective 1.5: Require zoning change request to be consistent with the Future Land Use
Plan.
The proposed C-1 zoning district is consistent with the Office, Detail,
Commercial Land Use designation.

SPGTION 3. Ali ordinances and resolutions, or parts of ordinances and resolutions, in.
conflict with this ordinance are hereby repealed, and are no longer of any force and effect.
SECTIO; 4. If any provision of this Ordinance or application thereof to any person or
circumstance, shall be held invalid, such invalidity shall not affect the other provisions, or application
thereof, of this Ordinance which can be given effect without the invalid provision or application, and
to this end the provisions of this ordinance are hereby declared to be severable.

Being 0.792 acres of the 3ose��. Fish Survey, Abstract No. 232, in
Williamson County, Texas, part of a 9.20 acre tract conveyed to
Clarence Be Stewart in Vol. 689, Pg. 489, Deed Records, and part of
a 1.00 acre tract which is described in a Deed of Trust which is
recorded in Vol. 314, Pg• 699, Deed of Trust Records of Williamson
County, `Pexas. Surveyed on the ground in April of 1985, by
W.F.Forest, Registered public :surveyor Nov 101.
BEGINNING at an iron pin fcumi in the centar of a 60 foot wide
easement and in the Fast lir%A,.of F.M. 23380 a point on a curve
having a radius of 5769.56 feet. This point being at the Northwest
corner of the said 1.00 acre tract and in the West line of the 9.20
acre tract referenced above. An iron pin at the Northwest corner
of the 9.20 acres bears N 41 deg. 47' 45" W 169.0 feet.
THENCE N 48 deg. 11130" E 242.75 feet with the center of a 60 foot
wide easement to a railroad spike found.
THENCE S 42 deg. 34' E at 30.0 feet pass an iron pin, continuing in
all 133.90 feet to an iron pin 4 feet West of another iron pin.
THENCE S 45 deg. 041 0r" W 243.43 feet to an iron pin found,
THENCE with the curved East line of F.N. 2338, with the arc of the
curve to the lei t, the chord Dears N 40 deg. 12' W 147.48 feet to
