An Ordinance of the City Council of the City of Georgetown, Texas, amending
the Future Land Use Plan map for a 0.18 acre tract and 0.26 acre tract out of the
Nicholas Porter Survey, Abstract No. 497, as recorded in Volume 317, Page 631 of the
Official Deed Records Of Williamson County, Texas and Document No.9908647 of
the Official Records Of Williamson County, Texas, from Residential to
Office/Retail/Commercial, repealing conflicting ordinances and resolutions; including
a severability clause and establishing an effective date.
WHEREAS, the City Charter of the City of Georgetown was amended by vote of the people
in April 1986 such that comprehensive planning was established as a continuous and ongoing
governmental function; and
WHEREAS, the City Council did, on March 8,1988, adopt by Ordinance Number 880097 the
Georgetown Century Plan - Policy Plan as the Comprehensive Plan for the City pursuant to Section
1.08 of the City Charter; and
WHEREAS, the City Council did, on May 28, 2002, adopt by Ordinance Number 2002-32
adopt new elements of the Century Plan: The Future Land Use Plan pursuant to Section 1.08 of the
City Charter; and
WHEREAS, the Century Plan- the Future Land Use Plan contains the Future Land Use Map
designed to assign future land uses throughout the Georgetown planning area; and
WHEREAS, an application has been made to change the change the Future Land Use Plan
Map for a 0.18 acre tract and a 0.26 acre tract out of the Nicholas Porter Survey, Abstract No. 497,
as recorded in Volume 317, Page 631 of the Official Deed Records Of Williamson County, Texas and
Document No. 9908647 of the Official Records Of Williamson County, Texa$ from Residential to
Office/Retail/Commercial, located at 1502 Williams Drive, and
WHEREAS, the Planning and Zoning Commission did, on November 1, 2005, conduct a
public hearing regarding the proposed amendment to the Century Plan — Future Land Use Plan;
and
WHEREAS, notice of such hearing was published in a newspaper of general circulation in
the City, which stated the time and place of hearing which time was not earlier than fifteen (15)
days for the first day of such publication; and
WHEREAS, written notice was given not less than fifteen (15) days before the date set for the
meeting before the Planning and Zoning Commission to all the owners of the lots within two
hundred feet of the property, as required by law; and

WHEREAS, the applicant for such Plan amendment placed on the 0.18 acre tract and 0.26
acre tract out of the Nicholas Porter Survey, Abstract No. 497, as recorded in Volume 317, Page 631
of the Official Deed Records Of Williamson County, Texas and Document No. 9908647 of the
Official Records Of Williamson County, Texas, located at 1502 Williams Drive, such Sign(s) as
required by law for advertising the Planning and Zoning Commission hearing, not less than fifteen
(15) days before the date set for such hearing; and
WHEREAS, the Planning and Zoning Commission did, on November 1, 2005, recommend
that the City Council approve the proposed amendment to the Century Plan — Future Land Use
Plan Map.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
GEORGETOWN, TEXAS, THAT:
SECTION 1. The facts and recitations contained in the preamble of this ordinance are hereby
found and declared to be true and correct, and are incorporated by reference herein and expressly
made a part hereof, as if copied verbatim. The City Council hereby finds that this ordinance
implements the following Policy Ends of the Century Plan - Policy Plan Element and Goals of the
Future Land Use Plan:
1. Policy Statement: 2.0 Georgetown's natural and physical resources are managed so that
citizens enjoy the benefits of economic and social development.
2. Future Land Use and Thoroughfare Pian:
Goal 1: Encourage the most desirable and efficient use of land while enhancing the
physical environment through functional and compatible land use
configurations.
Objective 1.6: Ensure that the local infrastructure systems can accommodate
future growth; ensure that such systems are expanded as needed.
and further finds that the enactment of this ordinance is not inconsistent or in conflict with any
other Century Plan Ends, as required by Section 2.03 of the Administrative Chapter of the Policy
Plan.
SECTION 2 The Future Land Use Map, contained in the Century Plan — Future Land Use
Plan and Thoroughfare Plan, is hereby amended by the City Council of the City of Georgetown
Texas, to change the Future Land Use Plan Map from Residential to Office/Retail/Commercial for
3.10 acres, more or less, out of the Porter Survey, located at 1502 Williams Drive,
SECTION 3. All ordinances and resolutions, or parts of ordinances and resolutions, in
conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.

SECTION 4. If any provision of this ordinance or application thereof to any person or
circumstance, shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this ordinance are hereby declared to be severable.
SECTION 5. The Mayor is hereby authorized to sign this ordinance and the City Secretary
to attest. This ordinance shall become effective in accordance with the provisions of the Charter of
the City of Georgetown.

BEING 15.63 acres of land, situated in the John Sutherland Survey, Abstract No. 553, the Daniel
Monroe Survey, Abstract No. 450, and the A. Williams Survey, Abstract No. 681, in Williamson
County, Texas, said land being a portion of that certain Tract 1, called 53.70 acres, and all of that
certain Tract 2, (Tract 2 being Lot 1 of Fountainwood Estates, Phase 2A, a subdivision of record
in Cabinet K, Slide 360, of the Plat Records of Williamson County, Texas) as conveyed to Mary
Hobbs Allen of record as Document No. 9750060 of the Official Records of Williamson County,
Texas, being that certain tract of land, called 3.78 acres, as conveyed to Mission Presbytery, Inc.,
for the benefit of San Gabriel Presbyterian Church of Georgetown, Texas, of record as Document
No. 2001048641 of the Official Records of Williamson County, Texas, and also being that certain
tract of land, called 2.50 acres, as conveyed to Mission Presbytery, Inc., for the benefit of San
Gabriel Presbyterian Church of Georgetown, Texas, of record as Document No. 2001048642 of
the Official Records of Williamson County, Texas. Surveyed on the ground in the month of June,
2003, under the supervision of Don H. Bizzell, Registered Professional Land Surveyor, and being
more particularly described as follows;
BEGINNING at a point on the Southwest line of Ranch to Market Highway No. 2338, being on, or
near, the east line of the A. Williams Survey, Abstract No. 681, being on, or near, the west line of
the W.G. Wilkinson Survey, Abstract No. 671, for the Northeast corner of the above -referenced
53.70 acre Alien Tract 1, being the Northeast corner of the said 3.78 acre Mission Presbytery, Inc.
tract, and the most northerly comer of Casa Loma, a subdivision of record in Cabinet D, Slides
9-10, of the Plat Records of Williamson County, Texas, from said point the Northeast comer of the
said A. Williams Surrey, A-681, bears approximately N 21° W, 110 feet, more or less;
THENCE, along, or near, the east line of the said A. Williams Survey, A-681, being along, or near,

the beginning of a curve to the left, (Radius = 700.00 feet, Long Chord bears

Thence, along the said curve for an arc distance of 176.52 feet to an iron pin found on the
south line of the above -referenced Allen Tract 2, being a corner of the said 53.70 acre
Allen Tract 1;
Thence, continuing along the south line of the said Tract 2, N 580 09' 30" W, 219.09 feet
to an iron pin found at the beginning of a curve to the left, (Radius = 280.00 feet, Long
Chord bears N 720 51' 45" W, 142.10 feet);
Thence, along the said curve for an arc distance of 143.67 feet to an iron pin found at the
beginning of a curve to the right, (Radius = 15.00 feet, Long Chord bears
N 500 3914511 W, 18.13 feet);
Thence, along the said curve for an arc distance of 19.47 feet to an iron pin found at the
intersection of the said north fine of Allen Circle and the east line of Fountainwood Drive, a
dedicated roadway, being the Northwest corner of the said Fountainwood Estates, Phase
6A, being on the Northeast line of Fountainwood Estates, Phase 2, a subdivision of record
in Cabinet K, Slide 358, of the Plat Records of Williamson County, Texas, and continuing
along the said east line of Fountainwood Drive, along a curve to the left, (Radius = 276.33
feet, Long Chord bears N 34° 53'W, 203.51 feet);
Thence, along the said curve, at an arc distance of 40.30 feet, more or less, pass the
Northwest corner the said Allen Tract 2, being a southerly corner of the said 53.70 acre
Allen Tract 1, and continuing along the west line of the said 53.70 acre Allen Tract 1, for a
total arc distance of 208.41 feet, in all, to an iron pin found;
Thence, N 570 12' 15" W, 24.77 feet to an iron pin found at the beginning of a curve to the
right, (Radius = 30.00 feet, Long Chord bears N 12° 09' 30" W, 41.74 feet);
Thence, along the said curve for an arc distance of 46.17 feet to an iron pin found at the
intersection of Fountainwood Drive and the Southeast line of Jim Hogg Road, marking the
most northerly corner of the said Fountainwood Estates, Phase 2, for the most westerly
corner of the said 53.70 acre Allen Tract 1, for the most westerly comer hereof;
THENCE, along the said Southeast line of Jim Hogg Road, along a curve to the left,
(Radius = 1959.05 feet, Long Chord bears N 300 19' 30" E, 79.01 feet), an arc distance of
79.01 feet to an iron pin found;
Thence, N 290 38' 45" E, 137.31 feet to an iron pin found and N 290 18' E, 20.13 feet to a
concrete monument found at the intersection of the said Southeast line of Jim Hogg Road
and the said Southwest line of R.M. Highway No. 2338, for the most northerly corner of
the said 53.70 acre Allen Tract 1, for the most northerly corner hereof;
THENCE, along the said Southwest line of R.M. Highway No. 2338, as follows; S 590 39' 30" E,
112.35 feet to an iron pin found at the beginning of a curve to the left, (Radius = 1950.08
feet, Long Chord bears S 670 40'45" E, 542.67 feet);
Thence, along the said curve for an arc distance of 544.44 feet to a concrete monument
found;
Thence, S 750 36' 45" E, 897.46 feet to the Place of BEGINNING and containing 15.63
acres of land.
