Whereas, an application has been made to the City Council for the Purpose of changing
the Zoning District Classification of the following described real property ("The Property"):
65.603 acres in the W. Roberts, L.B. Lord and M.A. Lewis Surveys, to be known as
Creekside at Georgetown Village, as recorded in Deed Reference in Document
Numbers 2006019814, 2005039533 and 9553466 of the Official Public Records of
Williamson County, Texas, hereinafter referred to as "The Property';
Whereas, the City Council has submitted the proposed change in the Base Ordinance to
the Planning and Zoning Commission for its consideration at a public hearing and for its
recommendation or report; and
Whereas, notice of such hearing was published in a newspaper of general circulation in
the City; which stated the time and place of hearing, which time was not earlier than fifteen (15)
days for the first day of such publication; and
Whereas, written notice was given not less than fifteen (15) days before the date set for
the meeting before the Planning and Zoning Commission to all the owners of the lots within two
hundred feet of the property, as required by law; and
Whereas, the applicant for such zoning change placed on the property such sign(s) as
required by law for advertising the Planning and Zoning Commission hearing, not less than
fifteen (15) days before the date set for such hearing; and
Whereas, the City Planning and Zoning Commission in a meeting held on November 6,
2012, recommended approval of the requested zoning change for the above described
property from Agriculture (AG) District to Planned Unit Development (PUD) with a base
district of Residential Single-family (RS) District; and
that:

expressly made a part hereof, as if copied verbatim. The City Council hereby finds that this
Ordinance implements the overall vision, goals and policies of the Georgetown 2030
Comprehensive Plan and further finds that the enactment of this Ordinance is consistent with
the policies of the Georgetown 2030 Comprehensive Plan.
Section 2. The Base Ordinance and the Zoning Map of the City, as well as the Zoning
District for the Property shall be and the same is hereby changed from Agriculture (AG) District
to Planned Unit Development (PUD) with a base district of Residential Single-family (RS)
District, in accordance with Exhibit A (Location Map), Exhibit B (Field Notes), and the
Development Plan, and incorporated herein by reference, is hereby adopted by the City Council
of the City of Georgetown, Texas.
Section 3. All ordinances and resolutions, or parts of ordinances and resolutions, in
conflict with this Ordinance are hereby repealed, and are no longer of any force and effect.
Section 4. If any provision of this Ordinance or application thereof to any person or
circumstance shall be held invalid, such invalidity shall not affect the other provisions, or
application thereof, of this Ordinance which can be given effect without the invalid provision or
application, and to this end the provisions of this Ordinance are hereby declared to be severable.
Section 5. The Mayor is hereby authorized to sign this Ordinance and the City Secretary
to attest. This Ordinance shall become effective and be in full force and effect on the date of
final adoption by City Council.

Creekside at Georgetown Village,
Planned Development
This Development Plan covers approximately 36.08 acres in the Mary Ann Lewis
Survey, Leroy B. Lord Survey and the William Roberts Survey, located within the
City Limits of Georgetown, Texas, to be known as Creekside at Georgetown
Village Planned Unit Development.
A location map is provided in Exhibit A.
In accordance with Unified Development Code Section 4.04.030 (5)
"Development Plan", the following is a summary of the design standards for the
development of Creekside at Georgetown Village. The standards are consistent
with those outlined in the approved Concept Plan for Georgetown Village and
incorporated into the Unified Development Code pursuant to Section 1.03.D.3.
1. Miscellaneous
a. A Public Review of the Preliminary Plan for Creekside at Georgetown
Village has been submitted to the City of Georgetown on behalf of
Georgetown Village. A copy of this plat is attached hereto as Exhibit
B and incorporated herein.
b. The platted area is intended to be developed as a residential
neighborhood designed as a detached single family lot development.
c. All 220 single-family lots within Creekside at Georgetown Village
shall be developed consistent with the development standards
contained herein.
1. Maximum impervious cover is 50%.
2. Front building setbacks shall be (15)

3. Front building setbacks shall be (20) feet measured from the front
property line to the front edge of any portion of a building, for new
homes not featuring front porches.
4. All non -patio home shall contain (3) side masonry as defined below.
a. All Front elevations will be constructed of brick, stone, stucco or a
combination thereof unless architectural non -load bearing walls such
as gables and pop outs will not sustain the masonry requirement.
b. All first floor front and side elevations shall contain masonry as
described in 4a.
c. On corner lot side elevations shall contain masonry as described in 4a
including the second floor of 2 -story homes.
5. The combined total of the building side setback for a lot with a width of
less than 69 feet may be reduced from (15) feet to (11) feet, with the
setback of each side reduced from (7) feet — (6) inches to (5) feet — (6)
inches for lots that are 69 feet or less in width.
6. On corner lots the Streetside Setbacks shall be (15) feet measured from
the side property line.
7. Rear building setbacks shall be (20) feet measured from the rear property
line.
6. The City of Georgetown Typical Residential Street and Utility
Assignment detail is as per the attached Exhibit 17, dated May 1996.
7. Public sidewalks will be 5° and are required on both sides of all streets.
8. The maximum height of a residential fence located within a required
side or rear setback shall be (6) feet, and (3) feet in a required front
setback.
a. Residential fences on corner lots shall be stained, cedar picket.
b. Fences on the rear of lots 6 through 17 Block E and lots 39-41, 62-69
Block B will have front facing stained cedar pickets to Lot 18 Block E
and Lot 70 Block B shown as the greenbelt, water quality esmt.,
drainage esmt., as shown on Exhibit B.
c. All fences and walls shall be subject to the sight triangle provisions of
33010 (G) of the Subdivision Regulations.

12. Local streets designed as "Courts" (such as the existing Fairfield Court,
Green Grove, Spring Court, Village Glen, and Hanover Court at
Georgetown Village) may be built with a (50) foot right-of-way and a (281)
foot Roadway Width on cul-de-sac lots provided that the following
conditions are met:
a.

street may not exceed (15) total.
13. Collector Streets may have a minimum centerline curve radius of 470 feet
and must include a posted speed reduction to facilitate the necessary
curve radius.
14. Local Streets may have a minimum centerline curve radius of 180 feet.
15. Parkland for Creekside at Georgetown Village is being satisfied by the
dedication of 1.01 acres defined as Lot 41, Block "G" to be dedicated to
the City of Georgetown with the Final Plat of Phase 1. A bond will also
be posted with the City of Georgetown for the public park in the value of
$130,000 and infrastructure improvements in the value of $125,000 for a
total amount of $255,000. The public park improvements are to be
constructed within 120 days of Acceptance of Creekside at Georgetown
Village Section 3. Public Park improvements will include a playscape,
swing set, picnic tables, benches, shelter, sidewalk trail, drinking
fountain, public park sign, irrigation system, hydra mulch, and
landscaping as shown on the attached Exhibit C. All public park
improvements will be reviewed and approved by the City of Georgetown
Parks Department,
16, Detached garages, accessed from the street in front of the house, may be
constructed (3) feet from the side property line provided that all of the
following conditions are met:
a. The portion of the garage that is (5) feet or less from the property line
consists of a fire -rated exterior wall.
b. The garage does not include window or door openings.
c. The garage construction complies with all other applicable Building
Code provisions.
d. The garage is built a minimum of (10) foot from all other structures on
adjacent lots.
