Alternate Allen asked if the SUP runs with the project or the property. Baird explained that a SUP is tied to the property, but noted that changes to the built nature of the property, such as alterations to the buildings, parking lots, and other alignment aspects may necessitate amendments to the SUP if it is approved. Discussion on differences between this request and the development to the south. Diane Bernal, Applicant, approached the podium to address the Commission and spoke to her experience with convenience stores and commented that they are most often located near major thoroughfares. Bernal noted that they are open to adding a 6-8 foot masonry wall, as well as additional landscaping, to buffer the site from the adjacent cemetery. Discussion on allowed uses within the proposed zoning district. Acosta noted that most uses allowed in the proposed district are restricted by the floor to area ratio limitations within the UDC.
