Chair Brashear moved Alternate Commissioner Haynie to the dais and called the meeting to order at 6
P.M.

Motion to approve the Consent Agenda as presented by Commissioner Warren. Second by
Commissioner Heintzmann. Approved (7-0).
Legislative Regular Agenda
U. Public Hearing and possible action on a request for a Zoning Map Amendment to rezone an
approximately 28.139-acre tract of land out of the David Wright Survey, Abstract No.13, from the
Agricultural (AG) district to the Industrial (IN) district, for the property generally located at 3033
Airport Road (2020-4-REZ) -- r?.chael Patroslu, Plaru�er

Staff report presented by Patroski. The applicant has request to rezone the 28.139-acre property
from Agriculture (AG) to Industrial (IN). The subject property is located along Airport Road in
between HOLT Cat Georgetown to the south and an industrial park to the north, in an area of the
city that is currently underdeveloped. Across the street from the subject property is the Georgetown
Municipal Airport. However, the adjacent Agricultural (AG) property to the east is vacant. While
the area is primarily underdeveloped, it is planned for a mix of commercial, industrial, institutional,
and employment uses, to be supported by road infrastructure within the area and connecting it to I-
35 and SH-130. The subject property was annexed into the City of Georgetown on November 28,
2006 (Ord. 2006-133). When annexed, the subject property was given the base zoning district
Agriculture (AG), which is the default initial zoning upon annexation. This is the first rezoning case
for the subject property.
Chair Brashear asked how target ratios for employment center were calculated. Patroski explained
that the ratio for Employment Center is 80% non-residential and 20% residential. This ratio applies
to the entire Future Land Use area.
Chair Brashear opened and closed the Public Hearing as no one signed up to speak.
Motion to approve Item U (2020-4-REZ) by Commissioner Warren. Second by Alternate
Commissioner Haynie. Approved (7-0).
