Chau Cochran called the meeting to order at 6:00 p.m.
Chair Cochran stated the order of the meeting and that those who speak must turn in a speaker Eorm to.
the r cording seQetary before the item that they wish to address begins. Each speaker is permitted to
address the Commission once For each item, for a maximum of three (3) minutes, unless otherwise
agreed eo before the meeting begins.

Consent Agenda
The Corsen[ Agenda includes non -controversial and routine items that the Comrrvission may act On
with one single vote_ A Commissioner or any member of the public may request treat any item from the
Consent Agenda be parlled in order that the Commission discuss and act upon i[ individually as. part of
the Regular Agenda. The Planrving and Zoning Commission's approval of an item on the Consent
Agenda will be consistert wfth the staff recommendation described in the report, unless otherw-ise.

3. Public Hearing and possible action on a Rezoning of River Hills, Section One, Block A, Lots
18 (npt) and 19, from Local Commercial (C-1) District and Residential Single-family (RS)
District to Office (OP) District, located at 101 River Hills Drive. REZ-2013-023 (Carla
Benton) Staff report by Carla Benton.
Carla Benton provided an overview of the Rezoning request, description of project and
recommend for approval.
Chair Cochran invited the applicant to speak. Troy Hellmann stated their business i_
need Eor more offices and feels the requested zonvng is appropriate. Mr. Hellmarvv-v thavzked
the Commission.
Chair Cochran opened the Public Hearing. No one came forward, the Public Hearing was
closed.
Motion by Commissioner Brent to recommend to the City Co cil appr vel of the
Rezoning of River Hills, Section paq Block A, tots 18 (Npt) and 19, from Local
Commercial (C-1) District and Residential Single-family (RS) District to Office (OF) District.
Second by Commissioner Massa d. Approved. (6-O)
4. Public Hearing acid possible action on a Rezoning in the Joseph Thompson Survey of 5.'789
res in the Joseph Thompson Survey, being 4.558 a s From Agriculture (AG) District and
Local Commercial (C -i) District to Residential Singlerfarnily (RS) District and 1.229 acres
from Agriculture (AG) District and Residential Single-family (RS) District to Local
Commercial (C-1) District, located on the north side of FM 2243 approximately 1000 feet
southwest of the intersection of Riverview Drive and FM 2243. REZ-2013-022 (Carla

knowing what is being built in the commercially zone area.

Discussion regarding the commercial area.
Motion by Commissioner 6rent to recommend to the City Council approval of the
Rezoning of 598'7 acres in the Soseph Thompson Sv rvcy, being 4.558 acres from Agriculture
(AG) District and Local Commercial (C-1) District to Residential Single-family (RS) District
and 1.229 acres from Agriculture (AG) District and Residential Singh -family (RS) District
to Local Commercial (C-1) District. Second by Commissioner Horne. Approved. (6-O)
5. Public Hearing and possible Action on a Rezoning of 29.079 acres in the William Rober[s
Survey, from Agriculture (AG) Distric[ to Plaruved Urvit Development with a Residential
Single-family (RS) base District, to be known as The Arbors at Georgetown Village, located
on Shell Road north of the Sycamore Drive intersection. REZ-2013-p12 (Carla Benton)

Jill Fussell is c reed with the speed limit not dropping. Dces not want this approved till
flue speed limit is dropped.
Discussion and staff suggested Ms. Fussell contact the City of Georgetown Transportation
Depar[ment.
Motion by Commissioner Massad to recommend to the City Council approval of the
Rezoxtixi.g of the PUD for The Arbors at Georgetown Village. Second by Commissioner
Raazkin. Approved. (6-0J
6. Briefing of Case No. REZ-2013-015 aCity-initiated zoning map amendment to remove the
Williams Drive (F.M. 2338) Specia] Arca Plan Overlay District (SP-WM) on the properties
generally located on Williams Drive between Shannon Lane and Power Road within City
Council District 2. (Andreina Davila -Quintero) Ms. Davila -Quintero gave a briefing to the
Commission regarding the Williams Drive Special Area Plan Overlay District and will be
presented during the February 4�^ PBrZ. meeting.
7. Information on the co n to the paperless meeting format. Valerie Kreger informed
The Commission they will be able to review the agenda and staff reports on the computers

8. Update on the Georgetown Transportation Advisory Board (GTAB) Meetings.
(Commissioner Rankin) Commissioner Rankin gave brief presents Hon regarding the
October GTAB meeting.
